3BHK in SPR might be overkill – convince me otherwise.
My landlord just hiked rent again, fed up yaar. Finally taking the plunge to buy in Gurgaon. I'm looking at options in SPR and Dwarka Expressway. Confused between a 2BHK for around ₹1.2 Cr or stretching for a 3BHK at ₹1.8 Cr. Thinking about rental yield and appreciation. Log kehte hain 3BHK better hai long-term ke liye, but EMI bohot high ho jayegi. Kya 2BHK in a good project like by Godrej or M3M near Cyber City is enough for decent ROI? What's your experience?

My personal experience says, if you have the budget, go for 3BHK. I bought a 2BHK a few years back in a decent project on Dwarka Expressway, thinking it was enough. Now with work-from-home and a growing family, I seriously regret not stretching for a 3BHK. Upgrading now is a nightmare and way more expensive. It's not just about rental yield, it's about future-proofing your space.

Dekho bhai, if you can stretch, always go for 3BHK. 2BHK will feel small after a few years, trust me. Plus, appreciation for 3BHK is generally better in Gurgaon. Rental yield shayad 2BHK pe better ho, but long term capital appreciation ke liye 3BHK wins.

Exactly, jaise U9 ne bola! Plus, a well-maintained 2BHK in a good society, especially closer to Airport Road, will always have demand for rentals or resale. Don't stress too much about just the size, focus on the builder and amenities.
Nahin yaar, 2BHK ki resale value bhi achhi hoti hai if the project and location are prime. It depends on the size of your family and future needs, not just the number of rooms.
