Currently in a 2BHK in Sector 60. Thinking of upgrading, but villas are so expensive! Is the price jump worth it? Already have a home loan, so EMI will be high. Koi advice?

Honestly, I think a well-located 3BHK with good amenities is a sweet spot. Villa is only worth it if you REALLY need the extra space and have the budget for it.
Don't forget to factor in property tax! Villas have much higher property tax than apartments.
Another thing to consider is security. Villas in gated communities are generally safer than standalone villas.
I have a friend who bought a villa in sector 146. He loves it, but he says the commute to Delhi is a pain.
Villa is good for privacy and bigger family. 3 bhk is good for nuclear family and less maintenance. It depends on your requirement.
Sector 75 mein 3BHK ka average rate kya hai abhi? I heard it's around 6500/sqft.

Possession mila kya kisi ko? I heard there are some legal issues with land acquisition in that area.
RERA website check karo. Everything is there. Delay penalty bhi claim kar sakte ho if the builder is at fault.
Be careful — this builder has 3 delayed projects in Noida. I lost a lot of money because of them.
Villa is a lifestyle, not just more space. If you entertain a lot, have a big family, or want privacy, then it might be worth it. Otherwise, a good 3BHK in a prime sector like 75 or 78 might be a better option.
Mera bhi same experience tha 2 years ago. Was considering a villa in sector 150, but the price jump was too much. Ended up buying a 3BHK in sector 78. No regrets.
Don't just look at the price jump, look at the ROI. Villas generally appreciate more than apartments, especially if they are in a good location. But the initial investment is higher, so think long term.
ROI is a myth. It all depends on the market conditions. Abhi toh rates are already so high. I doubt they will increase much more.
I disagree. Noida Extension mein rates are still going up, especially near the new metro line.
