3BHK or Villa in Noida - Is the Upgrade Worth It?

I'm in a 2BHK in Sector 29. Thinking of upgrading. Villas look tempting, but are they worth the price jump? Already have a home loan, so EMI will increase. Has anyone upgraded recently? Shubhkamna Buildtech ke projects kaise hain? Also, resale value ka kya scene hai? Mujhe advice chahiye!
