Hey guys, need some advice! I currently live in a 2BHK in Sector 46 and I'm thinking of upgrading. Is it worth jumping to a 3BHK or should I consider a villa? I'm looking at Designarch Group projects. What's your take on the luxury segment in Noida right now? Already have a home loan, so EMI will be a factor. Is the price jump justified? Any suggestions?

Check the carpet area before you decide. Some 3BHKs are smaller than you think!
So, what are you leaning towards now after all this advice? 3BHK or villa?
I bought a 3BHK in Sector 78 last year. The price jump was significant, but I think it was worth it for the extra space for my family.
One thing to consider: resale value. 3BHKs are generally easier to sell than villas in Noida.
Don't get swayed by the 'luxury' tag. Check the actual amenities and construction quality. Many builders overpromise and underdeliver.
Also, think about the future. Will your family size increase? Do you need the extra space a villa offers in the long run?
Honestly, with the current market conditions and rising interest rates, I'd be cautious about taking on too much debt. 3BHK seems like the safer bet.
Possession mila kya kisi ko Designarch se recently? Heard some projects are delayed.
Delay toh sabke projects mein hai aajkal! It's a gamble.
My friend booked in their project in Sector 94. Still waiting for possession after 2 years! Be careful.
Price jump justified? That's subjective. Depends on your needs and financial situation. Visit both types of properties and see which one feels right.
Sector 46 se upgrade kar rahe ho toh location is already good. Why move too far? Think about schools, hospitals, etc.
Bhai, I was in the same boat last year. Ended up going for a 3BHK in Sector 75. Villa was too much hassle for me. Plus, the property taxes are insane!
Luxury segment mein toh bhai rates are skyrocketing. RERA registration number check karo before you commit to anything.
EMI will definitely be a factor. Calculate the difference between the 3BHK and villa EMIs. See if it's worth the extra space and amenities.
Mera personal experience: I bought a villa in Yamuna Expressway area 5 years ago. Regret it. Too far from everything. Noida mein 3BHK is a better option, I think.
Don't just look at Designarch. Explore other builders too. There are some good options in Sector 143, 137 as well.
3BHK or villa... tough choice! Depends on your priorities, yaar. Villa mein maintenance ka kharcha bhi toh dekho. Designarch... hmm, mixed reviews sunne hai. What's your budget looking like?
Budget is key, absolutely! Plus, villa in Noida? Which sector are you even considering? Sector 150 mein mil jayega, but expect to pay a premium. 3BHK seems more practical, especially with an existing home loan.
Exactly! Sector 150 is nice, but the connectivity is still a bit of an issue. And the prices...ouch!
Designarch? Which project are you looking at specifically? Their construction quality can vary a lot project to project. I'd suggest doing a thorough site visit and talking to existing residents.
Haan, that's a good point. Site visit is a must. Photos can be deceiving.
Villa is a different lifestyle altogether. More privacy, more space, but also more responsibility. 3BHK is easier to manage, especially if you're working.
