Hey guys, I'm currently in a 2BHK in Sector 95. Thinking of upgrading, but unsure if a 3BHK or villa is the right move. Is the price jump really worth it, considering the EMI increase? Already have a home loan, so another one feels scary, yaar. Has anyone experienced good appreciation with Dasnac projects lately? Also, are rental yields actually decent on bigger properties? What do you think?

Don't forget to factor in stamp duty and registration charges! They can add a significant chunk to the overall cost.

Just a thought - consider the new metro line extension. Properties near the new stations might see better appreciation in the long run.

Possession status kya hai Dasnac projects ka? Anyone has recent updates? I heard they are delaying their projects in Sector 129.
Sector 129 ka RERA website pe check karo. They have extended the possession date again, I think. Builder ne phir se date extend kar diya lol
Be careful — this builder has 3 delayed projects that I know of. Do your due diligence!
Honestly, with interest rates rising, taking on a huge loan for a villa seems risky. Unless you have a significant down payment, stick to a 3BHK. Noida Extension mein you can find good options at reasonable prices.
Sector 150 ka avg rate 7k/sqft hai abhi. Keep that in mind while comparing prices.
Rental yields on bigger properties are not that great in Noida, unless you're talking about luxury villas in sectors like 44 or 150. 3BHK in a good society will give you better returns, IMO.
Sector 95 se seedha villa? Big jump! Have you considered a 3.5 BHK? You get extra space without the villa price tag. Check out some options in Sector 75 or 78.
What's your budget, U1? That's the most important thing. A villa in a good location will cost you a bomb. Sector 150 mein villas are easily 3-4 Cr.
I bought a 3BHK in Sector 137 three years ago. Appreciation has been decent, around 15-20%. But the maintenance charges are killing me, yaar!
Which society, U13? Maintenance charges are a big factor. Some societies charge crazy amounts!

Villa is a big jump, bhai! EMI toh definitely badhega. Think long term. Are you planning to stay for the next 10-15 years? If yes, then maybe it makes sense. Otherwise, 3BHK is a safer bet. Dasnac...mmm...mixed reviews hi sunne hain.
I'd say it depends on your priorities. Space vs. investment? Villa mein you get more space and privacy, but appreciation might be slower than a well-located 3BHK. Rental yields on villas are generally lower, unless you're doing something fancy like Airbnb.
Dasnac? Bhai, check their RERA registration number and previous projects ka status. Don't just go by the marketing hype. Unka Greens project mein toh bahut issues chal rahe hain.

U6, Supertech ka toh naam hi mat lo. They are a nightmare.
U5, That's why RERA is so important. Use it! Check the builder's track record properly.
