Hey guys, I'm currently in a 2BHK in Sector 75, Noida. Thinking of upgrading to a 3BHK or maybe even a villa near Yamuna Expressway. Is the price jump worth it, ya? Already have a home loan, so EMI will definitely increase. What do you think about investing in luxury segment right now? Overpriced hai kya? Also, has anyone invested in Swastik Developers projects? What's your take on under-construction vs ready-to-move in Noida? So many RERA issues, I'm a bit scared. Mujhe advice chahiye. Which one is better for appreciation? Any thoughts?

Don't forget to factor in the cost of interiors! That can easily add another 10-15 lakhs to your budget, especially if you're going for a villa.
Check amenities completion before booking, I made that mistake. Paid for a swimming pool and clubhouse, but still not functional after 3 years!
My advice? Stick to 3BHK in a good location with good connectivity. Villa is a luxury, not a necessity. Plus, the resale value of 3BHK is always better.

ATS is generally good, but their maintenance charges are usually very high.
