I'm in a 2BHK in Sector 38. Thinking of upgrading to a 3BHK or maybe a villa. Is the price jump worth it? AMBR Construction Pvt Ltd projects are good? Already have a home loan, so EMI bhi badhega. Koi advice?

Consider the location's future potential too. Is there a new metro line coming up? Are there any planned commercial developments nearby? That will affect the property value.
Upgrade is always good, but think carefully about your finances. Can you comfortably afford the increased EMI and maintenance costs?
One more thing, check the carpet area carefully. Builders often advertise super area, which includes common areas. Carpet area is what actually matters.

I bought a plot in Yamuna Expressway Authority area. Villa khud banwa raha hu. Long-term investment hai. Maybe that's an option for you?

Haan exactly, Noida mein yahi problem hai. Finding reliable maintenance staff is a nightmare.

Sector 38 se villa? That's a big jump! Where are you looking at villas? Sector 150 maybe? Price jump is HUGE. Think about maintenance costs too. 3BHK is a more practical upgrade, IMHO.
@U3 Sector 150 mein villas are crazy expensive now. Avg rate is touching 7k/sqft. Plus, connectivity is still an issue, even with the metro extension.
True that! Metro extension is still a long way off. They keep pushing the deadline.

My friend bought a 3BHK from AMBR in Sector 75. Possession mila kya? He was complaining about delays last I checked.
Sector 75? That area is still developing. Infrastructure is a mess. I wouldn't recommend buying there right now.

Bhai, AMBR Construction ka naam toh suna hai, but personally I don't know anyone who's bought from them. Check their RERA registration and past projects carefully. Worth it depends on your budget and needs, of course. Villa is a completely different ball game!
