₹2.1 crore for a 3BHK in Whitefield felt steep, honestly. I'm currently in a 2BHK in Thanisandra Main Road, thinking of upgrading to a 3BHK or maybe a villa. Already have a home loan, so this price jump is a big deal. With Namma Metro Phase 3 coming up and the PRR work in progress, I'm wondering if a 3BHK makes more sense for future appreciation and rental yield compared to another 2BHK. Builders like Prestige or Brigade, unka track record kaisa hai for 3BHKs? Are advertised rental yields of 3-4.5% actually achievable? Is the premium for a bigger space really worth it long term in Bangalore? Any advice on spotting hidden costs for 3BHKs? Hope this helps someone else too.
