I'm currently in a 2BHK in Vasundhara, paid around ₹65L a few years back. Thinking of upgrading to a 3BHK, maybe in Indirapuram or Crossings Republik. Builders like ATS or Gulshan Homz have good options, but the jump to ₹1.1-1.2Cr feels huge. Matlab, is that extra 30-40L really justified for the appreciation or rental yield compared to a bigger 2BHK? Connectivity from Delhi-Meerut Expressway and Metro Red Line is improving, but will it push 3BHK prices up significantly more? Or just help resale for existing 2BHKs? I already have a home loan, so this new EMI jump also matters. Should I consider Raj Nagar Extension instead for better value? What's your experience with 3BHK returns here?
