posted on 6 Apr3BHK search in Noida - school proximity is key!
Spent last weekend visiting projects near Sector 60. Kids' school admission is my wife's priority, so location is key. SM Urban Developers & Consultants have some decent options, but are they worth the price? Need at least a 3BHK. Honestly not sure if under-construction is safe after hearing so many horror stories. Ready-to-move seems safer. What do you think? Is Noida Extension a better ROI option?

I'd say ready-to-move in Sector 60 is the safest bet, given your priorities. Peace of mind is worth the extra cost. Just do your due diligence on the builder.
Rising property rates in Noida right now! Better to buy soon than later. The new Jewar airport is also impacting prices.
Totally agree yaar. Noida Extension is developing but Sector 60 has better infrastructure, no doubt. Weigh the pros and cons.
So, what did you decide? Did you finalize anything? Share your experience!
Be careful - some builders show sample flats which are much better than the actual flats they deliver. Visit the actual flat before booking.
Sector 60 is a premium location. Expect to pay a premium. Is it worth it? Depends on your priorities. School, commute, lifestyle... weigh everything carefully.
Don't just look at the carpet area. Check the super area too. Builders often inflate the super area to make the price seem lower. Be smart!
Possession status kya hai? SM Urban's projects in Sector 60? Anyone has any updates?
Remember to factor in registration charges and stamp duty. It's a significant expense. Don't forget to negotiate with the builder. They often have some wiggle room.
I bought in Sector 78 three years ago. Ready-to-move. Best decision ever. Peace of mind is priceless. Pay a little extra, but avoid the headache of under-construction projects.
Noida Extension mein rate comparatively kam hai. But connectivity is still an issue. New metro line ban raha hai, but kab tak complete hoga, nobody knows.
That metro line is the only hope for Noida Extension. Otherwise, it's just a concrete jungle.
Exactly! Metro completion will change everything. Prices will skyrocket.
Honestly, under-construction is only worth it if you have time and patience. Otherwise, stick to ready-to-move. Especially with kids, you don't want to be stuck in a half-finished society.
Which floor are you looking at? Corner unit? That makes a difference in pricing and ventilation. Also, check the amenities completion rate. Swimming pool and clubhouse are often promised, but never delivered.
This is so true! Amenities completion is a big scam. Builders promise everything to get you to book, then forget about it later.
Check amenities completion before booking, I made that mistake. Abhi tak swimming pool nahi bana!
Bhai, SM Urban Developers ka track record bahut poor hai. I know someone who booked a flat with them in Sector 75, possession mila kya? Abhi tak pending hai.
Seriously? That's concerning. I was considering one of their projects too.
Thanks for the heads up! Will definitely do more research now.
Sector 60 is great for schools, but the traffic during peak hours is insane! Consider that too. Maybe look at societies with internal shuttle services to nearby schools?
Sector 60 is good, but pricey. School proximity comes at a cost, bhai. Have you considered Sector 7x? Slightly further, but maybe more budget-friendly options. And yes, ready-to-move is definitely safer, especially with kids involved.
Noida Extension for ROI? Maybe. But traffic is a nightmare. Think long-term. School bus routes, commute to your office... it all adds up. SM Urban... heard mixed reviews. RERA registration check kiya?
Under-construction is a gamble, no doubt. Mera bhi same experience tha 2 years ago. Builder promised the moon, delivered a crater. Ready-to-move is the way to go, especially with family involved. Sector 60 is a good location, though. Which school are you targeting?
ROI in Noida Extension is definitely higher, but only if you're willing to wait. Infrastructure is still developing. Sector 60 is much more mature. Depends on your risk appetite. What's your budget?
Don't underestimate the power of location! School proximity is worth its weight in gold. SM Urban... their projects look nice, but do your due diligence. Check their past project delivery timelines. Delays are common in Noida, unfortunately.
RERA is your friend. File a complaint if they're delaying too much.
Haan exactly, Noida mein yahi problem hai. Sab builders date pe date dete rehte hain.
True that. I've been waiting for possession for 3 years now. Sector 150 looked promising, but abhi tak kuch nahi hua.
