My 2BHK in Sector 82 feels small now. I'm eyeing a 3BHK or villa on Golf Course Ext or Dwarka Expressway. Builders like M3M quote around ₹2.2 Cr for a 3BHK. But spot discounts are confusing. Kuch log bolte hain no negotiation, others hint at a small percentage. Do builders really not budge much in Gurugram? Is PLC for higher floors worth paying extra? How much can one realistically negotiate? All-in cost bhi hamesha zyada lagta hai.

Bhai, this PLC thing is a real scam sometimes. For higher floors, they add so much, but is the view or less noise really worth that much extra money over 15-20 years of EMI? I saw a project near Badshahpur, a high-rise, and the difference between 5th floor
Totally understand where you're coming from! ₹2.2 Cr for a 3BHK in Golf Course Extension is steep, negotiation seems impossible. Same boat, yaar!
