Currently in a 2BHK in Sector 75, thinking of upgrading. Already have a home loan, so EMI will increase. Is the price jump for a 3BHK worth it, especially considering PLC charges? Pks Buildmart projects look good, but not sure. Rent vs buy math is confusing, yaar. Anyone done this calculation?

Bhai, do your due diligence before investing. Noida is full of shady builders.
I personally prefer ATS projects in Sector 104. A little expensive, but worth the investment in the long run.
Consider the resale value also. Some sectors have better resale potential than others.
Ultimately, it's a personal decision. Calculate your finances carefully and see if you can afford the EMI increase without stretching yourself too thin.
Mera bhi same experience tha 2 years ago. Upgraded from a 2BHK in Sector 120 to a 3BHK in Sector 137. EMI increase was around 15k. But the peace of mind is priceless.
Market is crazy right now! Interest rates are rising, and property prices are going up. Now is probably not the best time to upgrade unless you absolutely need the extra space.
Check the amenities completion before booking. I made that mistake with my first apartment. Builder promised everything, but nothing was delivered. swimming pool toh abhi tak nahi bana!
Pks Buildmart ka ek project Spectrum Metro ke paas bhi hai. Anyone has any feedback on that?
Spectrum Metro ke paas wala? That area is always congested. Think about the traffic before investing there.
U20, I heard the construction quality is not that great in that project. Maybe visit the site and check it out yourself.
Rent vs buy is a tough one. Depends on your long-term plans. If you're planning to stay in Noida for the next 10+ years, buying makes sense. Otherwise, rent is better.
Which floor are you planning to buy? Corner unit hai kya? These things also affect the price and desirability.
Sector 75 mein toh metro bhi hai. Connectivity achi hai. Why not look at a bigger 2BHK with a study? Might be cheaper than a 3BHK.

Metro toh hai, but last mile connectivity is still an issue. Auto walas charge exorbitant rates!
Don't forget to factor in the registry charges and other hidden costs. They add up quickly!

PLC charges are a daylight robbery! Especially the floor PLC. Why should I pay extra for living higher up? It's not like they're giving me a personal elevator!
I upgraded from a 2BHK in Crossing Republik to a 3BHK in Sector 78 last year. EMI increase was significant, but honestly, the extra space is worth it for my family. No regrets so far.

Crossing Republik to Sector 78 is a big jump! Sector 78 is much better in terms of connectivity. Good choice!
Sector 75 is already quite developed, bhai. Why the sudden upgrade? PLC charges are a killer, especially in Pks Buildmart. Unka reputation bhi mixed hai. Think carefully before jumping.
I agree with U1. Sector 75 mein rentals are decent. Have you considered renting out your 2BHK and then renting a bigger place? It might be less of a financial burden.

Pks Buildmart? Be very careful. Check their RERA registration number and project completion history meticulously. I heard some horror stories from friends who booked in Sector 150.
Bhai, RERA complaint se kuch nahi hota. They just give dates and dates. Mera experience toh bekaar tha.
Haan exactly, Sector 150 mein they are notorious for delays. RERA mein complaint daalo, tabhi sunte hai woh log.
