₹1.8 Cr for a 3BHK in Dwarka Sector 12, ya fir Vasant Kunj me 2.5 Cr for a villa. Already own a 2BHK, ab upgrade karna hai. Builders like DLF ya Godrej ke saath, kitna negotiation possible hai? Realistically, kitna off ho sakta hai? Aur ye hidden charges, possession ke time pe kitna extra maar dete hain? PLC, parking ke alawa aur kya expect karoon?

My experience with hidden charges was terrible. Builder ne bola tha no extra charges
Vasant Kunj villa ka lifestyle alag hai, but the price jump from 1.8 Cr to 2.5 Cr is huge, plus maintenance. Dwarka's social infrastructure is already mature, schools, hospitals, metro connectivity, everything is there. For a villa, you might get more space, but the appreciation might be slower than a well-located apartment. What's the super built-up area of the 3BHK you're eyeing in Dwarka?
Negotiation with big names like DLF or Godrej is more about value additions than direct cash discounts. They might give you a slightly better payment plan, or include a modular kitchen, wardrobes, or ACs. The real 'hidden' savings are often in negotiating away the PLC (Preferred Location Charges) if you're flexible with the unit location, or getting a waiver on floor rise charges. Dwarka is a good investment, but always check the RERA status and the builder's track record for delays.
Haan, exactly. Builders are a bit more flexible in the current market conditions, especially if they have unsold inventory. But don't expect miracles. Your best bet is to compare the 'all-inclusive' price with other similar projects in Dwarka Sector 12 or even nearby areas like Alaknanda.
Sometimes, they offer to bear the stamp duty and registration charges, which can be a significant saving (around 5-7% of the property value). That's where you can actually see some money saved, rather than a tiny discount on the base price. My uncle got a similar deal in Anand Niketan last year.
PLC waive off? That's a big one, but usually, they reserve that for unsold inventory right before project completion. For a good unit, they rarely let go of PLC. Is it even worth pushing for it?
Vasant Kunj villa is a different league altogether, usme maintenance aur society charges bhi bahut high honge. Dwarka Sector 12 for 1.8 Cr sounds more practical for an upgrade. Hidden charges are a nightmare. Expect club membership fees (non-refundable), IFMS (Interest Free Maintenance Security), electricity meter charges, water connection charges, and sometimes even a 'fit-out' charge if you plan on interior work before possession. Always factor in an extra 10-15% over the quoted price.
You HAVE to ask for a *detailed* cost sheet in writing, with every single line item broken down. Don't rely on verbal promises. My cousin got burned in Anand Vihar with unexpected charges just a week before possession. It's their tactic to surprise you at the last minute.
10-15% extra? Yaar, mera budget toh already stretched hai! How do we even get a clear picture of all these hidden charges beforehand? Builders ki sales team toh bas base price dikhati hai.
Bhai, DLF aur Godrej jaise bade builders ke saath negotiation naam ki cheez toh hardly hoti hai. Maximum 1-2% agar koi special scheme chal rahi ho. Mostly they'll offer some 'freebies' like ACs or modular kitchen, but not a direct price cut. Dwarka Sector 12 mein 1.8 Cr for a 3BHK is already on the higher side, unless it's a super premium project.
But sometimes during festive seasons or year-end targets, builders do budge a little. Maybe not on the base price, but they might waive off stamp duty or registration charges. Dwarka is a good, established area, and 1.8 Cr for a spacious 3BHK might be okay if the society is well-maintained and amenities are top-notch. Have you checked the per sqft rate?
Totally agree! I tried negotiating with a builder in Ghaziabad for my 2BHK, aur unhone sirf ek washing machine offer ki! Hidden charges will definitely eat up any small 'discount' you get. Be very careful.
