My budget is finalised for a 3BHK near Kokapet, thinking Salarpuria Sattva's Lake Ridge. Currently in a 2BHK. Is the investor-to-end-user ratio too high there? Worried about maintenance and community feel after a few years. Kya wahan ghost buildings ka issue hai? Your actual experiences, please.

Honestly, for a first-time buyer, it's a huge decision. Lake Ridge has its positives – a reputed builder from 1986, good location, modern design. But the investor-to-end-user ratio is a valid concern. Maybe talk to some residents from Salarpuria Sattva's other completed projects, even if they are in Bengaluru, to understand their maintenance and community association dynamics. Don't rush into it just because the budget is finalised. What if you visit on a weekend evening to see the light situation?
I visited the Lake Ridge site last month. Construction looked decent, but I didn't see much activity in terms of people living there yet, obviously. My biggest concern was the pricing. Kya ye price point justify karta hai high investor ratio ka risk? Or should I look at something slightly further, maybe towards Attapur, jahan thoda more family-centric projects hain?
Price toh definitely on the higher side hai for Kokapet. I think the builder is banking on the location and their brand name. But agar community hi nahi bani, toh high price dekar bhi kya faayda? Attapur or even parts of Ameerpet have older, more established communities, but then you compromise on the newer amenities. Tough choice!
Bhai, Lake Ridge ki location toh killer hai, no doubt. Connectivity to ORR and financial district is a big plus. But ghost buildings ka issue Kokapet mein general hai, not just one project. Shaam ko jaaoge toh bahut towers mein lights nahi dikhti. Salarpuria Sattva ka brand value hai, but will it be enough to attract end-users over investors?
Sahi keh rahe ho. The current market condition in Hyderabad is also tricky. Prices are high, so investors are looking for quick appreciation. This makes it tough for first-time buyers like us who want to settle down. Maybe check their other projects in Bengaluru for a better idea of community life there?

Builder Salarpuria Sattva ka naam toh accha hai, established in 1986 from Bengaluru, but Kokapet mein unka track record kaisa hai, especially for community living? That's what's making me nervous. Amenities look great on paper, but if no one lives there, what's the point?
Exactly! I heard from a broker ki pre-launch mein bahut bulk bookings hui hain, mostly investors. This definitely raises the red flag for the end-user ratio. Kya pata baad mein maintenance issues ho jaayein agar association strong nahi bani toh.
