Totally agree with the post title. Mera friend Ajayabpur mein ek 3BHK lekar phas gaya hai. Renters milte nahi aur maintenance ka kharcha alag. Remote management toh hell hoga. But 2BHK mein bhi kya guarantee hai achha rental milega? Yaar, bahut tension hai iss market mein.
Totally agree on the remote management part. Builder ne promise toh bahut kiye the, but after possession, koi sunta nahi. You're on your own.
U6, Ajayabpur mein haalat sach mein kharab hai. Mera ek relative bhi wahan 3BHK mein phas gaya hai, property abhi bhi khali padi hai. Remote management is not just difficult, it's a nightmare. You'll need someone trustworthy on the ground for everything from minor repairs to tenant screening and rent collection. For 2BHK, the demand is better, but you still need to be extremely careful with tenant selection. I'd suggest looking at projects with very strong facility management teams, but even then, it's a risk.
Bhai, title mein jo likha hai woh sach hai. Noida Extension mein 3BHK ka rental market bahut slow hai. 2BHK will be much easier to rent out, especially if you're managing remotely from Dubai.

Sahi kaha, 3BHKs mein rent bhi kam milta hai aur khali bhi zyada rehte hain. 2BHK ka demand hamesha high rehta hai, especially bachelors ya small families ke liye. Aap Dubai se manage karoge toh 2BHK hi better hai for peace of mind.
