₹80 lakh for a 3BHK in Sector 137 isn't cheap, especially from a builder like 3C Company. I work in real estate, so I know the marketing spiel, but buying for myself is different. I'm looking at Lotus Boulevard Espacia and the brochure promised so much – Olympic-sized pool, state-of-the-art gym, green spaces. What's the *actual* reality for residents there? Are those amenities even functional 2-3 years post-possession? Or do they just become excuses for sky-high maintenance charges? I've seen builders cut corners on everything from clubhouses to basic plumbing, matlab, it's a nightmare. Not sure if it’s just me, but the photos always look too good to be true. Anyone living there now, what's your honest take on what was delivered versus what was promised? Did you feel misled on the actual facilities, or is it just the maintenance that kills it?

Totally agree. ₹80L for 3C? That's a huge commitment. I'm looking at something similar in Alpha I Greater Noida and the prices are also steep. Amenities always look great on paper, but I've heard too many horror stories. What's their RERA status for Espacia?
RERA registration number for Lotus Boulevard Espacia is UPRERAPRJ5779. But RERA doesn't guarantee maintenance quality, only project completion timelines. My brother booked with them in
