₹1.8 crore for a 3BHK in Sector 107 is what I'm looking at for my growing family. My wife's priority is good schools nearby and safety for the children. The 3C Lotus Boulevard Espacia seemed promising on a site visit. But my bank, HDFC, felt a bit hesitant about approving a home loan for 3C Company projects. They mentioned some 'document issues' and past concerns. Is anyone else facing difficulties getting bank approvals for 3C? Should I be worried about their financial health if banks are wary?

I heard about 3C from a broker, they were pushing their Alpha I Greater Noida project. But when I checked online, the reviews were full of complaints about delays and quality. No chance. Timely delivery aur 3C? Impossible! Mera ek dost toh phasa hua hai unke ek project mein.
Bhai, unka RERA status mixed hai. Kuch projects registered hain, kuch disputes mein hain, aur kuch toh RERA mein aaye hi nahi hain. On-time delivery toh bahut rare hai from what I've seen. Mostly delays hi delays. Seek out projects with a good RERA track record.
Yaar, 3C ka naam sunke hi darr lagta hai. My friend booked in Lotus Panache kuch saal pehle, abhi tak possession nahi mila. Sirf dates pe dates mil rahi hain. HDFC ka hesitation bilkul valid hai, they must have done their homework.

HDFC is generally quite strict with builder approvals, and if they're hesitant, it's a major warning sign. They do their due diligence on the builder's financial health and legal standing. My advice would be to trust your bank on this. There are plenty of good projects in Sector 107 and nearby areas like Ajayabpur with reputed builders. Don't fall for initial site visit charm. Safety first! Your family's future is more important than a slightly lower price point.
Bhai, same exact issue with Axis Bank for a 3C project in Noida Extension. Lagta hai kuch toh gadbad hai. HDFC ki hesitation sunke toh aur darr lag raha hai.
