Totally agree with the original post! Carpet area is a pure scam, especially in these 'premium' projects. I was looking at 3C Lotus 300 too, and that ₹5.5 Cr starting price for such low usable space is ridiculous. Gaursons definitely has better layouts, but their resale... exactly my dilemma.
