3C Lotus 300 carpet area efficiency is a joke
Noida properties — the super area vs carpet area games are just insane. I'm looking at 3C Lotus 300 and Gaursons Grandeur. For Lotus 300's price range, the carpet area percentage feels so low. I work in real estate, but buying for myself, it's still frustrating seeing these numbers. Gaursons is better, but their resale market isn't as liquid. Builder trust is a big deal for me. Anyone faced issues with promised carpet area vs actual delivery in these? Or opinions on their actual resale potential?

Totally agree with the original post! Carpet area is a pure scam, especially in these 'premium' projects. I was looking at 3C Lotus 300 too, and that ₹5.5 Cr starting price for such low usable space is ridiculous. Gaursons definitely has better layouts, but their resale... exactly my dilemma. Builder trust is everything, yaar. Did anyone actually get what they were promised with 3C, or were there discrepancies in actual vs promised carpet area?
