3C Lotus Boulevard - Good investment, guys?
Hey everyone, I'm seriously considering buying a place in 3C Lotus Boulevard, Noida. Found this video walkthrough and the apartments look pretty spacious. The location seems decent too. I'm looking for a 3BHK, and the video mentioned some of the amenities. Kya kisi ko pata hai about the current society maintenance charges? Also, any residents here who can share their experience? Is it worth the price? I'm a bit confused, so any advice would be helpful!

I think Lotus Boulevard's location is actually quite good for connectivity, especially if you work towards Delhi or Greater Noida. Plus, it's a fully developed area, unlike some new sectors. That stability has its own value for a first-time buyer like me.
I had a friend who booked in one of their other projects near Alpha I, Greater Noida. Possession was delayed by almost 2 years! He finally got it in late 2020, but the quality of fittings was not what was promised. For Lotus Boulevard, the RERA number is UPRERAPRJ6450 and possession was indeed 2020-12-31, so they did deliver that one. But maintenance charges I heard are quite high, around ₹4-5 per sqft. Anyone confirm this?
Maintenance toh har society ka badh raha hai yaar. But 3C ka builder-buyer agreement mein bhi bahut hidden clauses hote hain. Make sure to read everything carefully before signing. My cousin had issues with parking allocation in their Alistonia Estate project.

Bhai, 3C Company ka track record utna accha nahi hai. Especially for timely possession. Thoda research aur kar lo.
