3rd property search, luxury segment giving me pause.
Capital appreciation in Bangalore's luxury segment feels like a gamble right now. I'm looking at Adarsh Parkland Phase 2, priced ₹1.77 Cr+. What's the real capital appreciation forecast for this? High investor ratios worry me for future liquidity. Is Adarsh's project delivery track record still solid for such large-scale developments? Need opinions for long-term ROI.

Has anyone checked the RERA status for Adarsh Parkland Phase 2? And what's the official possession date? I'm always nervous about these 'upcoming' projects, especially after hearing so many stories about delays. Is the ₹1.77 Cr+ inclusive of everything or are there hidden charges?
Possession date is 2030-03-01. Bhai, 2030 is too far! That's almost 6 years from now. So much can change in the market by then. And no, that price is usually base, add stamp duty, registration, interiors, etc. so it will go higher than 1.77 Cr.
RERA number is PRM/KA/RERA/1251/446/PR/210226/008479. Checked it last week.
Yaar, ₹1.77 Cr+ for an UPCOMING project? That's a huge commitment, especially with the market being so unpredictable. Capital appreciation is definitely a gamble. Adarsh ka naam toh hai, but this segment is different. What if the demand isn't there later?
I totally get your apprehension, bhai. My cousin bought in Adarsh Palm Retreat a few years back, and while the quality was good, the possession got delayed by almost 18 months. Plus, the appreciation they were expecting hasn't materialized yet because of oversupply in that area. For ₹1.77 Cr+, you need solid guarantees, not just a brand name. Check their past luxury project delivery timelines very carefully.
See, Adarsh has a reputation for quality. Usually, their projects deliver. But the luxury segment in Bangalore is indeed tricky, especially with so many new launches now. It's not like the mid-segment where demand is always high, so U1 is right about demand.
Exactly! Builder ka track record matter karta hai but for such a big amount, future demand is my main worry too.
