Dwarka Anamika is still upcoming, so obviously risky. Sai Upvan mein at least you can see what you're getting for that price. But carpet area ka kya scene hai? Kisi ne compare kiya hai? ROI wise, which one makes more sense in the long run?

I'd say check the RERA website religiously for both projects. Delays are common in Noida.
Don't just look at ROI, look at livability too. Sai Upvan is more established, with schools and hospitals nearby.

My friend invested in Dwarka Anamika. He's constantly worried about the possession. He says the builder keeps changing the plans.

I agree with you U1. Dekhne mein toh Sai Upvan is a safer bet. Anamika ke brochures are flashy but reality kuch aur hi hoti hai.
