Noida flat owners, which project offers best carpet area?

I'm looking at Purvanchal Oriental Insurenace Apartments and MMD Provica Homes. Carpet area is key for me. Anyone compared them? MMD seems cheaper, but is it smaller? Is the ready-to-move status of MMD worth the possible sqft compromise? Which one's a better deal, honestly? What's your experience?

Bhai, I'd choose Purvanchal any day. Peace of mind is worth more than a few extra square feet.

U19, I visited a 2BHK show flat there. Felt smaller than what they claimed. Maybe around 750 sqft carpet. But measure yourself to be sure.

I booked a flat in MMD Provica 2 years ago. Possession was promised last year. Abhi tak toh... you can guess. Builder is giving lame excuses. Be very careful.

U9, Mera bhi same experience tha 2 years ago with another builder in Noida Extension. I finally got possession after 1.5 years of delay and countless follow-ups.

Honestly, with the current market, everything is overpriced. Sector 150 ka avg rate 7k/sqft hai abhi. It's crazy!

Purvanchal Oriental Insurenace Apartments is older, right? MMD is newer. That might affect the price and the overall layout.

MMD Provica Homes mein flats ka size generally chota hota hai compared to Purvanchal. But location wise, it's better.

U3, RERA number is UPxxxx. Just Google 'MMD Provica Homes RERA'. You'll find it on the UP RERA website. Check complaints filed against them too.

U3, sector 108 is promising because of the upcoming Jewar airport connectivity. But builder reputation is a big factor.

I live in Purvanchal Royal Park. Carpet area is decent, not the biggest, but livable. Maintenance charges are a killer though.

Carpet area ke chakkar mein mat pado. Super area dekho. Super area mein amenities bhi include hote hain. Don't just focus on the flat size.

Purvanchal and MMD, hmm. Carpet area is tricky. Builders always play games. MMD Provica, suna hai they cut corners. But ready to move is tempting. I'd say visit both and measure yourself if possible.

Bhai, Purvanchal is better in terms of build quality, IMO. MMD is cheaper for a reason. Dekh lo finishings bhi.
