Stuck between ready and upcoming in Noida...

Currently in a 2BHK in Sector 75. RN Elite looks tempting, ready to move. But Dwarka Anamika Residency's price is lower. Is the risk of under-construction worth the savings? Anyone booked there?

Totally agree yaar. Noida mein yahi problem hai. Builders promise the moon but deliver nothing.

Ultimately, it depends on your risk appetite and financial situation. If you can afford the ready to move option, go for it. Less headache.

Be careful with under-construction projects. Check amenities completion before booking. I made that mistake in my first purchase.

Anamika Residency ka RERA registration number check karo. Aur completion date kya likha hai, woh bhi dekho.

Noida extension mein abhi bhi risks hain. Better to stick to sectors closer to Delhi. Less chance of delays.

Last I checked, it was around 6500-7000 per sq ft, depending on the floor and facing.

U15, that sounds about right. Negotiate hard! They'll try to push you to a higher price.

I bought in Sector 78 three years ago, under construction. Biggest mistake! Builder ne phir se date extend kar diya lol. Abhi tak possession nahi mila.

Don't just look at the price. Check the carpet area of both projects. Sometimes the cheaper one has a smaller carpet area, so it's not really cheaper.

Bhai, under-construction is always a gamble. Savings dikhta hai, but delays can kill you. I'd say stick to ready possession if you can afford it.
