Max Estate vs. Lotus Greens - which one is worth it?

₹14 crore for Lotus Greens Isle seems insane. I'm based in Dubai, so can't do a site visit myself. The carpet area better be huge for that price! Max Estate 128 II is upcoming, so possession is a gamble. But Lotus Greens is ready to move. Anyone know how the maintenance charges compare? Is the resale market decent for Lotus Greens if I need to exit in 5 years? Need some local insights!
