Reserve Bank Aashiana vs. Aryavan: Hidden costs revealed

Guys, I work in real estate but buying for myself is different. Capital Ultratechomes Aryavan Residency looks cheap initially. But Reserve Bank Aashiana, though older, has no hidden PLC or extra charges, matlab OC toh mil jayega jaldi. Aryavan mein kya scene hai, anyone know? Super area vs carpet area games?

@U16 Metro is good, but it also brings traffic and noise. Consider that too. Nothing is perfect.

Bhai, I booked in a different project in Noida Extension. Builder ne phir se date extend kar diya lol. I'm so frustrated! Going to RERA next week.

Aashiana might need some renovation. Plumbing, electricals... old stuff. Budget for that upfront.

Aashiana is good if you want peace of mind and don't mind old construction. Aryavan is for those who want modern amenities and are willing to take the risk of delays and hidden costs. Your call!

Sector 56 is a well-established area. Sector 1,2,3 etc are better than Noida extension. Much safer. More amenities.

@U4 Don't fall for the marketing gimmicks. Visit the site, measure the actual carpet area yourself, and then decide.

Reserve Bank Aashiana is in Sector 56, right? Prime location. But old construction means maintenance costs will be higher. Think about that too.

I bought a flat in Noida Extension 5 years ago. Builder promised everything, delivered nothing. Park is still a jungle. Lesson learned: only buy ready-to-move-in properties.

Possession status kya hai Aryavan ka? RERA registration number check kiya kisi ne?

@U11 RERA number is UPxxxxxxxxxxxxx. You can check the status on the UP RERA website. But don't trust everything they say. Visit the site personally.

Aashiana is solid, bhai. Old construction, but quality is good. Aryavan... heard too many horror stories about Ultratechomes. Delayed possession, bad finishing. Invest wisely!

Aryavan mein Phase 1 ka toh possession start ho gaya hai. But Phase 2... god knows. My cousin booked there, he's regretting it. Super area is a total scam, carpet area is way less than promised.

@U3 Scam toh sab jagah hai. But Aryavan is claiming 80% carpet efficiency. Is that even possible?

@U4 80%? Impossible! Check the floor plan carefully. They include balcony and walls in super area. I'd say real carpet area is closer to 65-70% max. RERA mein complaint karo if it's too different.

@U5 Exactly! My friend booked in Sector 150, and the difference was huge. He fought with the builder and got some compensation. But it was a huge headache.
