Brys Vega or Earth Towne: which is better ROI?

Okay I'll be honest – I'm stuck between Brys Vega (ready) and Earth Towne (under construction). Is paying extra for Brys worth avoiding construction risk? Which has better rental potential, honestly?

I booked a flat in Earth Towne 5 years ago. Still waiting for possession. Builder ne phir se date extend kar diya lol. Avoid under-construction projects agar patience nahi hai.

Higher floors usually fetch better rent, especially if they have a good view. But maintenance charges bhi zyada hote hain.

Brys Vega offers good amenities, I must say. Visited the site recently. The location is also pretty good, near the Noida-Greater Noida Expressway. But the price is definitely on the higher side.

Last I checked, it was around 8k-8.5k per sq ft, depending on the floor and unit size.

Brys Vega and Earth Towne, huh? Tough choice. Earth Towne is cheaper now, but under construction, who knows when possession milega. Brys is ready, but premium toh hoga. Rental, I think Brys sector location is better. Sector 150 is still developing.

I'd say go for ready possession if you can afford it. The peace of mind is worth the extra money. Under construction projects in Noida are a gamble, bhai.
