AVP AVS Orchard looks good, but honestly, the price jump compared to something like Reserve Bank Aashiana Apartments is huge. I need at least a 3BHK for the kids, and my wife's priority is a safe, established neighborhood. Is the extra space in AVP really worth the extra EMI? Plus, Aashiana is already built and OC received. Change my mind. Possession risk is something I can't afford right now. What is the appreciation potential though?

Mera bhi same experience tha 2 years ago. Chose a ready-to-move in Sector 75. No regrets. Peace of mind is priceless, especially with family.
Possession status kya hai AVP ka? RERA number check karo. Sometimes they show OC received, but it's conditional.

Aashiana is around 8k-9k per sqft depending on the floor and facing. AVP is quoting around 7k-8k, but that's the base price. Add parking, club membership, etc., it adds up.
Parking is a big issue in Sector 56. Make sure you get at least two parking slots with Aashiana. Otherwise, it's a headache.
I feel you, bhai. Aashiana's location is unbeatable. Sector 56 is fully developed. AVP is still kinda developing, right? But AVP ka master plan looks nice, with all the greenery. Tough call.
Totally agree! Ready to move-in is peace of mind. Under construction... no guarantee kab possession milega. Mera friend Phase 3 mein phasa hua hai since 2018!
Appreciation potential is the key question. Sector 150 is booming. AVP might appreciate faster in the long run. But Aashiana is stable. Risk vs. reward, basically.
Booming is an overstatement. Sector 150 has a lot of supply coming up. Dilution hoga, appreciation slow rahega.
Exactly! And Sector 56 is prime real estate. Limited supply, always in demand. Rental yield bhi better hoga shayad.
Sector 150 might boom once the Jewar airport becomes fully operational. That's still a few years away though.
