Ready to move is ALWAYS better than under construction.

AVP AVS Orchard looks good, but honestly, the price jump compared to something like Reserve Bank Aashiana Apartments is huge. I need at least a 3BHK for the kids, and my wife's priority is a safe, established neighborhood. Is the extra space in AVP really worth the extra EMI? Plus, Aashiana is already built and OC received. Change my mind. Possession risk is something I can't afford right now. What is the appreciation potential though?

So, what did you decide? Did you go with Aashiana or take the plunge with AVP?

Aashiana is a solid investment. Safe, established, good connectivity. Can't go wrong with that.

Market is hot right now. Interest rates are rising. If you're getting a good deal on Aashiana, don't wait too long.

B
Balwinder Bhatti28 Mar

Personally, I'd go for the peace of mind of Aashiana. Especially with kids. Safety and convenience are paramount.

Aarti Desai28 Mar

What floor are you considering in Aashiana? Lower floors might have less light and ventilation.

Meera Tiwari28 Mar

Ultimately, it depends on your risk appetite and long-term goals. AVP has potential, but Aashiana is a safer, more predictable choice.

Think about resale value also. Established neighborhoods like Sector 56 always have good resale value.

But AVP has much better amenities, right? Bigger clubhouse, swimming pool, sports facilities. Aashiana is older, amenities might be dated.

n
navneet.sodhi_pb28 Mar

Amenities are nice to have, but are you really going to use them every day? Location and safety are more important for family living, I think.

Check the maintenance charges for both projects. High-end amenities often mean higher maintenance costs.

Builder ne phir se date extend kar diya lol. Classic Noida.

Pankaj Jain28 Mar

Check amenities completion before booking, I made that mistake in my previous purchase. Swimming pool wasn't functional for a year!

Ready to move is always a safer bet. Less hassle, less stress. Under construction projects are a gamble, especially in Noida.

e
ekta.chopra28 Mar

True that. Noida Extension ka haal dekho. Kitne log phase hue hain!

Don't forget to factor in registry charges and stamp duty. It's a significant amount. Budget properly!

AVP is further away from the metro, right? That's a big disadvantage. Aashiana has better connectivity.

r
rahul.chopra28 Mar

Haan, the new metro line extension is planned, but who knows when it will actually get completed? Years, maybe.

p
parminder.gill.abc28 Mar

Exactly. Metro is a HUGE plus point for Aashiana. Makes commuting so much easier.

AVP AVS Orchard is good, but builder reputation check karna bhai. Some builders make tall claims but deliver late.

Mera bhi same experience tha 2 years ago. Chose a ready-to-move in Sector 75. No regrets. Peace of mind is priceless, especially with family.

P
Padmini Gokhale28 Mar

Possession status kya hai AVP ka? RERA number check karo. Sometimes they show OC received, but it's conditional.

I'm in the same boat! 3BHK chahiye. Aashiana seems safer. What's the sqft rate difference between the two projects?

p
pankajjain.xyz78928 Mar

Aashiana is around 8k-9k per sqft depending on the floor and facing. AVP is quoting around 7k-8k, but that's the base price. Add parking, club membership, etc., it adds up.

a
aarti.desai.delhi28 Mar

Parking is a big issue in Sector 56. Make sure you get at least two parking slots with Aashiana. Otherwise, it's a headache.

N
Navneet Sodhi28 Mar

I feel you, bhai. Aashiana's location is unbeatable. Sector 56 is fully developed. AVP is still kinda developing, right? But AVP ka master plan looks nice, with all the greenery. Tough call.

B
Balwinder Bhatti28 Mar

Totally agree! Ready to move-in is peace of mind. Under construction... no guarantee kab possession milega. Mera friend Phase 3 mein phasa hua hai since 2018!

Appreciation potential is the key question. Sector 150 is booming. AVP might appreciate faster in the long run. But Aashiana is stable. Risk vs. reward, basically.

m
mahesh.deshmukh.nagpur28 Mar

Booming is an overstatement. Sector 150 has a lot of supply coming up. Dilution hoga, appreciation slow rahega.

m
meera.tiwari_mumbai28 Mar

Exactly! And Sector 56 is prime real estate. Limited supply, always in demand. Rental yield bhi better hoga shayad.

a
aditi.oberoi.mumbai90128 Mar

Sector 150 might boom once the Jewar airport becomes fully operational. That's still a few years away though.
