I'm based in Dubai, so can't easily visit sites. Aashi Modern Apartment 2 looks good, but honestly, under-construction is risky. Sampada Shramdeep Apartments being ready to move reduces that risk significantly. What are your thoughts on actual carpet area vs advertised in Aashi? Need a property manager too.

From an NRI perspective, ready-to-move offers peace of mind. The premium you pay is worth avoiding the hassle of dealing with construction delays and builder issues. Just my two cents.
Property manager is key. Get a good one who can handle everything from tenant management to maintenance.

Sector 150 ka avg rate 7k/sqft hai abhi. Sector 75 will be around the same. Consider location carefully, especially connectivity.

Check amenities completion before booking. I made that mistake in Jaypee Greens. They promised a swimming pool, it's still not ready after 5 years!

Mostly ready. Some towers are still under finishing, but others are occupied. Check before you book.
Carpet area is a scam. Ask for the actual dimensions of each room. Don't rely on the builder's figures.
Noida Extension mein toh builder ne phir se date extend kar diya lol. I'm never buying under construction again.

Sector 75 mein rates bahut badh gaye hain. Aashi Modern is in 75, right? Under construction mein bhi rate high hai. Ready-to-move mein aur bhi zyada. Check the market rate carefully.
I bought in Sampada Shramdeep 3 years ago. The carpet area was slightly less than promised, but overall, I'm happy with the location and the amenities. But the maintenance charges are a killer!

Which floor are you on? Any issues with waterlogging during the monsoon? Sector 75 gets flooded easily.

Carpet area vs advertised - that's a huge problem everywhere. Builders inflate the super area. Aashi Modern Apartment 2... RERA mein check karo, kya dikha rahe hain. RERA number is your best friend.
Haan exactly, RERA is the only way to be sure. Otherwise, they'll promise the moon.
But even RERA is not foolproof. Builders find loopholes. Always get a lawyer to review the documents.
