First home jitters - Vedantam vs Burgundy?

Just moved into Radicon Vedantam after possession in March. Things nobody told me: maintenance is way higher than quoted! Unitech UGCC Burgundy looks fancy, but at that price point, is it really worth it? Heard resale values aren't great. Anyone compared the carpet area efficiency between the two? And honestly, is the metro connectivity from Vedantam as good as advertised? Am I missing something?

@U12 Yes, I've noticed some minor seepage in the balcony. Raised a complaint, let's see what happens. Builder is slow to respond.

Vedantam is more value for money, in my opinion. Burgundy is overpriced hype.

Guys, thanks for all the info! Feeling a little overwhelmed but definitely more informed. I think I'll stick to renting for now and wait for the market to stabilize. Yeh property ka chakkar is too stressful!

Don't forget to factor in the cost of interiors! Both Vedantam and Burgundy are bare bones. Budget at least 5-7 lakhs for a decent 2BHK.

Vedantam's location is better, that's for sure. Close to the metro, market nearby, everything is convenient. Burgundy is a bit isolated.

Maintenance charges are a scam everywhere! Builders increase them after possession and there's nothing you can do. Fight it as a group!

Check the occupancy certificate before you finalize anything! If they don't have it, it's a red flag.

@U12 Haan yaar, builder quality is a major concern in Noida. I've seen better construction in Gurgaon. But Gurgaon mein rate toh aur bhi high hai.

I bought in Vedantam 2 years ago. Biggest regret. Should have done more research. The promises they made before possession were all lies.

@U15 Same here! I feel cheated. They promised a fully functional gym and it's still not complete. Filing a RERA complaint next week.

Vedantam mein which tower are you in, @U1? And what floor? Maintenance charges vary depending on that, apparently. Corner units pay more. Ridiculous, I know.

Burgundy mein the amenities are really top-notch though. The swimming pool is huge, and the clubhouse is actually functional. Vedantam's is always crowded and half the equipment is broken.

I heard Sector 150 rates are going up because of the new Jewar airport. Maybe Burgundy is worth it in the long run? Speculation, of course.

@U9 Airport is still years away! Don't fall for the hype. Sector 150 is good, but overpriced. Check the circle rates before you decide.

My cousin lives in Vedantam. He says the builder quality is pathetic. Leakage problems everywhere. Have you faced any issues @U1?

Vedantam ka maintenance is a killer, I agree! They quoted me 2.5 but it's consistently 3.2. Burgundy is definitely more 'premium' but resale is a gamble in that area. Carpet area is slightly better in Vedantam I think, but not by much.

Metro connectivity from Vedantam is decent, Sector 51 station is walkable. But during peak hours, bhai saab, it's a sardine can! Burgundy se Botanical Garden change karna padega, so more hassle.

Unitech! Run away! Seriously. My friend bought in their Crest project and still fighting for possession after 5 years. Dekhne mein achha hai, but andar se khokla.

@U4 Horizon is a different beast altogether. Still, check RERA registration and completion timelines religiously. Don't trust their promises. Unitech ka naam hi kaafi hai darne ke liye.

@U4 Crest, Sector 96. Don't even think about Horizon. They are masters of sweet talk and delayed possessions. RERA mein complaint karo, kuch nahi hota.
