Noida property confusion - so many options!

Swastik AVS Infra Homes vs Unitech UGCC Burgundy, ab samajh nahi aa raha. Unitech is obviously more expensive, but is the carpet area worth it? Honestly, I'm confused about possession status. My parents keep saying 'ready to move' is safer. Is Unitech a better investment option for rental income?

Remember to factor in registry charges and other hidden costs. They can add up quickly!

Update us, U1! Which one did you choose and why? We're all curious!

Consider the resale value too. Which project is likely to appreciate more in the long run?

Rising property rates are making it difficult for first-time buyers. Even affordable housing is becoming unaffordable.

Thanks everyone for the input! I'm leaning towards ready-to-move now, even if it means compromising on size.

Before finalizing, get a lawyer to review the sale agreement. It's worth the investment to avoid future problems.

What's the possession status of Swastik AVS Infra Homes? Is it really ready to move, or are they just saying that?

Good question! I've heard some units are ready, but others are still under construction. Verify before you book!

What's the price difference per sq ft between the two? That's a crucial factor.

I'd personally choose a smaller, ready-to-move apartment in a good location over a larger, delayed project. Peace of mind is priceless.

Don't just rely on what people are saying here. Visit both sites, talk to existing residents (if any), and do your own due diligence.

Has anyone checked the builder's financial health? That's a big indicator of whether they can complete the project.

Sector 143 is up and coming, with the new metro line extension coming soon. Could be a good long-term investment.

I invested in Unitech Heights (Sector 96) years ago. Still waiting for possession! So think carefully.

Oh god, seriously? Sector 96 is supposed to be prime location! What's the RERA status?

L

Check the RERA registration number for both projects and see if there are any red flags. It's a must-do before investing.

Swastik AVS Infra Homes is in Sector 143, I think. Unitech UGCC Burgundy is in Sector 96. Big difference in location! Sector 96 is much more developed.

Bhai, Noida mein toh builders sirf lootne ke liye baithe hain! My advice: ready-to-move only.

Ready to move is definitely safer, bhai. Less headache. But Unitech... their reputation is questionable. Check their past projects in Noida first.

satish.verma29 Mar

Exactly! Unitech ka naam toh suna hai, but delayed projects bahut hain. Swastik ka kya scene hai? Anyone have experience with them?

amitabh.sen.abc29 Mar

U3, Swastik is relatively new, but I've heard okay reviews. Their finishing might not be as high-end as Unitech *claimed* to be, but at least they're delivering.

S

Don't just look at carpet area. Look at the overall layout and usability. Sometimes a smaller, well-designed space is better than a large, poorly designed one.

K
Kajal Patel29 Mar

Rental income ke liye, Unitech might get you slightly higher rents due to the brand name, but occupancy can be an issue if possession is delayed.
