Honestly not sure which to pick. Unitech UGCC Burgundy is pricey but ready. Gaurs Aero Suites is cheaper, but will it appreciate? Kids have moved out, so resale matters. Any thoughts?

Ultimately, it depends on your risk appetite. Unitech is safer in the short term, but Gaurs has more potential for growth (but also more risk). Good luck!
Mera bhi same experience tha with a different builder. Now I only consider ready-to-move. Peace of mind is priceless.
Honestly, if resale is your priority, consider properties closer to the Noida-Greater Noida Expressway. Connectivity is key.
Have you considered the rental yield as a factor? Even if the resale value doesn't skyrocket, a decent rental income can offset some of the initial investment.
Rental yield in Noida is pathetic right now. Too much supply. Better to look at Ghaziabad for rental returns, surprisingly.
True that! Ghaziabad is surprisingly good for rental returns. But infrastructure is still a problem.

What's the price per sq ft you're getting in Burgundy? And Aero Suites? Let's compare apples to apples. Also, Carpet area ya super area?
Important question! Super area is a scam, always calculate based on carpet area.
Burgundy is ready to move, so you're paying a premium for that. Aero Suites is still under construction, right? Check the RERA registration number and see if they're on track.

I bought in Gaurs International School road. Possession delayed by 2 years! Builder ne phir se date extend kar diya lol. Check their past projects before investing.
@U5 Stagnant resale value is the biggest problem with Unitech. They just don't care about the residents after the sale. Gaurs, at least, seems to be trying.
@U5 Which sector are you in? I heard Sector 96 mein the maintenance is even worse.
@U7 Sector 96. Can confirm, it's a disaster. The swimming pool hasn't been cleaned in months!
Aero Suites is in Sector Techzone 4, right? That area has potential with the upcoming Jewar airport. But it's still far from being developed like, say, Sector 44.
Jewar airport is a long game, U8. Don't bank on it for immediate resale value boost. Infrastructure needs to catch up first.
Bhai, Unitech ka naam toh suna hi hoga. Delayed projects ki list lambi hai. Gaurs is relatively better. But resale... that depends on the location and the quality of construction. Have you visited both sites?
Personally, I'd lean towards a ready-to-move property if resale is a major concern. Less risk involved. Gaurs is cheaper for a reason. But Unitech... their maintenance charges are insane! Check that before deciding.
Maintenance charges are a killer! U3 is right. Unitech will bleed you dry with those charges. And getting them to fix anything is a nightmare.
@U3 Agree 100%. I bought in Unitech Heights (not Burgundy) 5 years ago. Maintenance is a joke. They promise the moon, deliver nothing. Resale value is stagnant because of this.
Unitech UGCC Burgundy is good, but pricey is an understatement! Gaurs Aero Suites... hmm, depends on the sector. Sector 23 is still developing. Resale is always a gamble, but Gaurs reputation is decent. Are you looking at investment or own use?
