Okay I'll be honest – I'm torn between Skytech Matrott and Gaursons Hi Tech Grandeur 2. Both are completed projects in Noida, which is a plus. But the price difference is huge! Matrott is almost double the price. Is it really worth that much more? Grandeur 2 looks decent enough. I'm wondering about the carpet area efficiency and resale value. Anyone have experience with either? Which would you recommend for a family?

Ultimately, it depends on your priorities and budget. Matrott is premium, Grandeur 2 is more affordable. Both have their pros and cons. Good luck with your decision!
Check amenities completion before booking, I made that mistake in my last purchase. Builder promised a swimming pool and gym, still waiting after 3 years!
So, what did you decide? Skytech or Gaursons? We're all curious!
Honestly, I'd personally go for Grandeur 2 and invest the remaining amount elsewhere. Diversification is key! But that's just me.
For a family, I'd lean towards Matrott if you can afford it. The schools and hospitals nearby are better. Grandeur 2 is a bit further out. But both are decent options, honestly.
Another thing to consider is the future development in the area. What are the plans for roads, parks, and other infrastructure? That can impact the resale value later on.
Sector 150 ka avg rate 7k/sqft hai abhi. You can get much better deals there than in Sector 74 or 76. Have you considered that area?
Be careful — I heard Skytech has 3 delayed projects in Greater Noida West. Do your homework before investing such a large amount.
That's a very important point! Thanks for sharing that info. I'll definitely look into it before making a decision.
Yeah, builder ka track record bahut poor hai. Check online forums for complaints and reviews.
Carpet area efficiency is important! Check that carefully in both projects. Builders often inflate the super area. Ask for the actual carpet area before you book anything. It can make a big difference.
I agree with U18. Carpet area is key. Don't fall for the super area trap. That's how they trick you. Also, check the maintenance charges. They can be surprisingly high.
Grandeur 2 possession started sometime last year I think. But check with the builder directly. Don't rely on online reviews alone. Call them and ask for site visits.
Site visits are important. I saw the show flat and it looked amazing. But the actual apartment was...different. Builder ne phir se date extend kar diya lol!
U14 is right. Site visit is a must. And take someone with you who knows about construction. I didn't, and I regret it now. So many hidden defects.
Skytech Matrott is definitely more premium. Better construction quality, better amenities. But is it worth double the price? That's the question. I'd say no, unless money is no object.
Matrott is in Sector 76, right? That area is pretty posh. But double the price... I'd be worried about the rental yield. Are you planning to rent it out eventually?
Rental yield is terrible in Noida right now. Too much supply. Better to focus on capital appreciation. But with the market the way it is, who knows what will happen?
True that! Interest rates are so high, people are hesitant to buy. It's a tough market right now.
U10, exactly! I bought an apartment as an investment last year, and it's still sitting empty. No one wants to pay the rent I'm asking. Frustrating!
Has anyone actually gotten possession in Grandeur 2? I saw some negative reviews online about delays. Possession mila kya?
Grandeur 2 is decent enough, especially for the price. But Skytech Matrott ka finishing and overall quality is definitely better. Depends on your budget, honestly. Kitna budget hai aapka?
I've heard mixed reviews about Skytech. Someone I know had a terrible time with possession. Check their RERA registration number and see if there are any pending complaints before you decide. Important hai yaar!
U3 is right, RERA is your best friend. Don't just go by looks. I got screwed over by a builder promising the moon. Now fighting a case for 5 years!
Haan exactly, Noida mein yahi problem hai. Builders promise everything before booking, then disappear. Which project was it, if you don't mind sharing?
U4, same pinch! Mera bhi same experience tha 2 years ago in Sector 75. Court k chakkar laga laga k thak gaya hu.
RERA is helpful but slow. Filing a complaint is one thing, getting your money back is another. Be prepared for a long wait.
I live in Sector 74 near Grandeur. The area is developing rapidly. Metro connectivity is getting better. But traffic can be a pain during peak hours. Keep that in mind.
Bhai, you're right, Matrott is expensive! But have you considered the location? It's prime Noida. Grandeur 2 is okay, but the connectivity isn't the same. What floor are you looking at in each project?
