Noida micro-apartment ROI is a myth, prove me wrong

Looking at investment options in Noida. Gaurs Aero Suites seems cheap, but I'm skeptical about the actual rental yield. Is it worth the low entry price if the carpet area is tiny? Godrej Woods is pricier, but maybe attracts better tenants and higher rents. Anyone have first-hand experience renting out smaller units? Which one would you pick for pure investment and why? Need opinions!

Don't forget to factor in property tax and other expenses when calculating your ROI. These things can eat into your profits significantly.

Ultimately, it depends on your risk appetite and investment goals. But personally, I'd steer clear of the micro-apartment myth in Noida. Too much hassle for too little return.

Another thing to consider is the increase in property prices. Everything is going up! So even if the rental yield isn't amazing, the property value itself might appreciate significantly over time.

Yeah, the rising rates are a concern. Might be better to invest now rather than later, even if the ROI on micro-apartments is questionable.

Personally, I'd avoid the micro-apartment route. Noida mein space matters. Go for something bigger, even if it means a higher initial investment. You'll thank yourself later.

One more thing: check the builder's reputation and financial stability. Lots of builders are struggling these days. You don't want to get stuck with a delayed project.

Totally agree. Check their past projects, talk to existing owners, and read online reviews. Don't just rely on the marketing hype.

Haan exactly, Noida mein yahi problem hai. So many projects are stuck in limbo. RERA registration is not enough, you need to do your due diligence.

Bhai, this builder ka track record bahut poor hai. Delayed projects are their specialty. Do your research properly before investing.

Sector 150 ka avg rate 7k/sqft hai abhi. Considering the new metro line extension, it might be a good option for long-term investment. But micro-apartments... still skeptical.

I'd suggest looking at 2BHKs instead of micro-apartments. The rental demand is much higher, and you'll attract a better tenant profile. Plus, resale value will be better in the long run.

Don't forget about the location! Godrej Woods is in Sector 43, right? That area is pretty well-connected. Aero Suites is further out. That impacts rent too.

Exactly! Connectivity matters. Metro is a big plus point for Sector 43. Aero Suites is still developing, metro toh door ki baat hai.

Haan, plus Sector 43 has better social infrastructure. Schools, hospitals, markets... all closer. That's what attracts families, and families pay more rent.

I bought a 1BHK in Sector 75 a few years ago. Rent was good initially, but now with so many new projects coming up, competition is fierce. Rental yields have dropped significantly. Be careful!

Mera bhi same experience tha 2 years ago. Bought thinking rental income will be great, but now struggling to find tenants who will pay what I want. Noida market is saturated, especially with smaller units.

What about ATS Greens Village in Sector 93A? Anyone invested there? Thinking of buying a resale property. How's the tenant profile there?

ATS Greens Village is decent, but the maintenance charges are high. Tenant profile is mostly families, but be prepared to negotiate on rent. Also, check for any pending dues before buying a resale unit.

Agreed on the maintenance. It's a killer. But the community is good, and the location is prime. Easy access to the expressway.

Micro-apartments for ROI? Bhai, that's a gamble. Gaurs Aero Suites... looks good on paper, but the actual rent you'll get might be disappointing. People want space, especially post-COVID. Godrej Woods is a different league altogether. Better amenities, better crowd. I'd lean towards that for investment, even if it's pricier.

Totally agree with U1. Carpet area is king. These shoebox apartments... who wants to live in those? Unless you're aiming for student housing or something. Even then, the maintenance charges will kill you.

I have a friend who bought in Aero Suites. He's struggling to find a tenant willing to pay a decent rent. Says the market is flooded with similar units. Godrej Woods is definitely a better bet, though the initial investment is higher.

Godrej Woods mein possession mila kya kisi ko? Heard there were delays. Also, what's the going rate for rent there? Need some real numbers before I jump in.

U4, last I heard, possession is starting slowly. Check their RERA registration number online for updates. Should give you a clearer picture.
