Radicon Vedantam or Gaurs Aero Suites: Which wins?

Radicon Vedantam is ready to move, but Gaurs Aero Suites is cheaper. Is OC worth the risk? Also, does anyone know the actual PLC charges for Gaurs? What's the carpet area like?

So, OP, which one are you leaning towards? Did you manage to get any clarity on the PLC charges?

With the metro extension coming up, both locations will benefit. But for immediate peace of mind, I'd still go with Vedantam.

Vedantam ka maintenance charges kya hai? That's also a significant factor to consider.

Honestly, with the rising property rates these days, even Aero Suites might seem expensive in a few months. Think long term.

I visited both sites last week. Vedantam felt more premium, but Aero Suites had bigger apartments. Personal preference, I guess.

Mera experience toh yahi hai ki Noida mein builder promises kuch aur karta hai, deta kuch aur hai. Be very careful!

OC milne ke baad bhi, make sure you do a thorough inspection before taking possession. Check for any defects or incomplete work.

RERA registration number check karo dono ka, and see if there are any pending complaints. That's the best way to assess the risk.

PLC toh ek dum loot macha rakhi hai. Aur GST alag se. My budget is getting completely messed up!

Gaurs Aero Suites is cheaper, but you get what you pay for. The quality of construction might not be as good as Vedantam.

Bhaiyon, don't forget to check the amenities! Swimming pool, gym, clubhouse... are they actually functional or just on paper?

I heard the new Jewar airport is going to boost property prices in that area. Maybe Aero Suites is a good long-term investment?

Does anyone know the current market rate in that area? Sector 16B and Sector 16C, what's the going rate per sq ft?

g
gayatri.hegde29 Mar

Sector 16B is around 6500-7500 depending on the project. Sector 16C should be slightly less.

Don't just look at the price, consider the resale value too. Ready-to-move usually fetches a better price later.

Vedantam has a better location, I think. Close to the metro and the expressway. Aero Suites is a bit further inside.

I invested in Aero Suites 2 years back. Abhi tak possession nahi mila. Builder keeps giving excuses. Very frustrating!

PLC charges for Gaurs Aero Suites are insane! Heard they're quoting something like 200-300 per sq ft for floor rise. Negotiate hard!

200-300?! Are you serious? That's daylight robbery!

Bhai, sab loot rahe hain. Koi nahi sunta.

Carpet area toh dono mein hi kam hoga. Builders are experts at maximizing super area. Always get it measured yourself.

I'd personally prefer Radicon Vedantam just for the peace of mind. Gaurs ka reputation... thoda shaky hai, no?

s
sunita_jain_xyz29 Mar

Haan, exactly. Gaurs City mein bhi bahut issues chal rahe hain. Delay after delay.

Vedantam is ready to move, that's a big plus. Gaurs Aero Suites is cheaper for a reason, bhai. OC mil gaya hai kya? Check properly before you book.

k
kajal.agarwal.200129 Mar

Exactly! OC is king. No point saving a few lakhs and then waiting years for possession. Been there, done that.
