Swastik Infra Homes vs Bhutani City Center - which one?

Bhutani City Center 32 being ready to move seems way less risky than Swastik AVS Infra Homes. Is it worth paying almost double? I'm seeing ads for Swastik at ₹72L, while Bhutani is ₹1.37 Cr. Carpet area efficiency matters a lot. Are Bhutani's amenities genuinely better, or just marketing? Honestly not sure about the long-term ROI either. Anyone have experience with these builders? Pls share, I'm so confused!

72L vs 1.37Cr... that's almost double! For that kind of difference, you could look at other options in Noida Extension too. Maybe something from Gaurs or Ace? Sector 16B mein bhi dekho.

Mera bhi same experience tha 2 years ago. I booked a flat based on the initial price, and then they kept adding charges. Ended up cancelling and losing my booking amount. Learn from my mistake!

Amenities are definitely marketing ka churan. Bhutani might have slightly better amenities on paper, but will they actually maintain them? That's the real question. Check the maintenance charges also.

Bhai, Swastik AVS Infra Homes ka naam toh suna hai, but kabhi gaya nahi. Bhutani toh phir bhi established hai. That premium is for peace of mind, I guess?

Carpet area efficiency is key! Bhutani claims good efficiency, but verify it yourself. Unke brochure mein kuch aur, reality mein kuch aur hota hai. I'd suggest visiting both sites and measuring yourself. Also, check the RERA registration number for both projects before you do anything.

Good point on the RERA check. Always important to be safe. RERA number Swastik ka AVSR0148 hai, Bhutani ka check karna padega. Anyone has it handy?

AVSR0148 is correct. But check the 'Litigation' section on the RERA website too. Sometimes builders hide things.

Double price is a huge difference, yaar. Swastik's location in Sector 143 is decent. Bhutani's City Center, while ready, is still City Center... depends if you like the crowd and commercial vibe. ROI-wise, that's a tough one to predict these days.
