Honestly not sure why Swastik AVS Infra Homes isn't getting more attention. Jaypee Kasablanca is older, right? Price point toh same hi hai. Is it the carpet area maybe? Yaar, I'm looking for actual usable space, not fancy amenities. Anyone seen both projects? Which one gives better ROI long term?

Market conditions are changing rapidly. Interest rates are up, so borrowing is more expensive. That's impacting demand for new projects.
I think Swastik is banking on first-time homebuyers who are attracted to the slightly lower entry price. But experienced investors are staying away.
Anyone know what the booking amount is for Swastik? And what are the payment plans like?
I think the key is to visit the site multiple times, at different times of day. See how the construction is progressing and talk to the workers.
Personally, I'd stick with a more established builder in Noida. Too many risks with the smaller players.
So, after all this discussion, are you still considering Swastik, OP? What's your final decision?
Honestly, I think Swastik is trying to undercut Jaypee on price, but they haven't gone far enough. They need a better deal to attract buyers.
Builder ne phir se date extend kar diya lol. Standard Noida practice. I'm starting to think renting is a better option.
Tell me about it! I'm stuck in a rental cycle myself. But the rents are also going up!
Be careful — this builder has 3 delayed projects already. I did some digging online. Definitely do your due diligence before investing.
Which floor are you looking at? Corner unit? That can also affect the price and ROI.
RERA registration number check karo for both projects. That'll give you some idea about compliance and past projects.
Good point. RERA is a must. Also check for any pending litigation against the builder.
Sector 150 ka avg rate 7k/sqft hai abhi. Is Swastik offering anything lower than that? If not, then it's overpriced, considering the brand name.
Don't forget the upcoming Jewar airport. That's going to impact property values in the long run. Sector 150 might benefit the most from that.
Airport toh door ki baat hai, bhai. Abhi toh metro line bhi properly connect nahi hui hai. Let's see how that impacts things first.
True. Jewar is a long-term play. But the metro expansion is already pushing prices up in some areas.
Possession mila kya kisi ko Swastik mein? That's the real question. Delay ho raha hai toh no point even considering it.
I visited both sites last month. Swastik's construction quality looked a bit... rushed. Jaypee seemed more solid, but that could be because it's older and settled in. Amenities wise, both were promising, but again, completion is key.
Haan exactly, Noida mein yahi problem hai. Builders promise the moon but deliver nothing. Check amenities completion before booking, I made that mistake in Supertech.
Which tower did you see in Jaypee? Some towers are better maintained than others. The older ones have more issues, I heard.
Mera bhi same experience tha 2 years ago. I was considering a smaller builder for a cheaper price, but ultimately went with a more established name. Paid a bit more, but at least I have peace of mind (so far).
True that! I've been wondering the same thing. Swastik AVS Infra Homes seems decent on paper. Maybe it's the location within Noida? Jaypee Kasablanca has that Sector 128 advantage, right?
Bhai, I think it's the builder reputation. Swastik AVS... haven't heard much good about them. Jaypee, despite its own issues, is still a bigger name. Investor confidence ka chakkar hai.
Carpet area is definitely a factor. I checked the floor plans, and Swastik's carpet area seems smaller compared to the super area. Jaypee might offer slightly better value there. But long-term ROI... that's a gamble in Noida, isn't it?
ROI depends on the builder mostly. A good builder will finish projects on time and maintain the society well. That's what attracts tenants and buyers later on.
Exactly! Noida mein ROI is always a question mark. Sector 150 is booming, but is it sustainable? I'm worried about oversupply.
U3, can you share the carpet area details you found? I'm too lazy to dig through the brochures again. Thanks!
