Based in Dubai, I'm looking at Noida for investment. Radicon Vedantam is ready, so less risk, right? Jaypee Kasablanca looks nice but under construction scares me. Anyone have experience with possession delays in Noida? I can't do site visits myself easily. Is the extra cost for Radicon worth avoiding potential headaches?

U14, It's a good time to buy if you are looking long term. With interest rates going up, EMI will be higher, but property prices are also appreciating. Do your research and choose wisely.
Radicon is good, but explore other options too. ATS Greens Village in Sector 93A is also ready-to-move and has good reviews. Maybe a bit further from the city center, but peaceful.
Before you finalize anything, get a home inspection done. Even in RTM projects, there can be hidden issues. Better to be safe than sorry. Especially since you are not here to check yourself.
So, OP (U1), what are you leaning towards now? Still Radicon Vedantam or considering other options after all this advice?
Totally agree with U18. Home inspection is a must. I skipped it when I bought my flat and now I regret it. Found seepage issues after moving in. Extra kharcha ho gaya!
U10, That's crazy! Sector 75 mein new launches are available for 6500-7000. But of course, phir waiting game shuru.
Being in Dubai, site visits are tough. Hire a property consultant in Noida. They can do the groundwork for you and send you videos and reports. It's worth the investment.
Don't just look at the builder's name, bhai. Check the specific project's RERA registration. Some builders have good and bad projects. RERA number se pata chalega ki kya status hai.

U14, Rates are going up because of the new Jewar airport and the metro expansion. If you can afford it, buy now. Rent will only keep increasing.
U3, Agree. RERA is supposed to help, but it's still a long process to get your money back or possession. Best to avoid the headache altogether.
Radicon Vedantam is good, but check the floor and facing. Some units don't get enough sunlight. Also, maintenance charges are quite high. Negotiate before you book!
I bought in Jaypee Greens (Kensington Park) back in 2015. Possession was delayed by 2 years, but eventually, I got it. The location is great, but the stress wasn't worth it. If you can avoid the stress, go for RTM.
What's the current rate per sq ft in Radicon Vedantam? Anyone have recent data? I heard it's inflated because it's ready.
U9, Last I checked (a month ago), it was around 8500-9000 per sq ft. Depends on the floor and the view. Corner units are more expensive.
Radicon Vedantam is a good choice for peace of mind, definitely. Noida is notorious for delays. Jaypee... Bhai, that's a gamble. But ready-to-move premium is high. Think long term rental income also.
Agreed with U1. RTM is safer. But Radicon Vedantam is pricey! Sector 16C mein you can get better deals if you scout around. Maybe a little older, but solid construction.
Possession delays are a HUGE problem in Noida. My friend bought in Supertech Emerald Court... still waiting after 10 years! Check RERA registration and builder's history carefully.
U3, 10 years? Seriously? Which tower? That's insane! I'm also looking in Noida, this is scary.
U4, Supertech is a known offender. Their Twin Towers got demolished for a reason! Stick to established builders like Godrej or Tata if you want peace of mind. Thoda mehenga hoga, but worth it.
