Resale value depends on the builder's reputation and the society's maintenance. A well-maintained society will always fetch a better price.
I think you should visit a few properties in person and talk to the residents. That's the best way to get a feel for the place.
Also check the builder's financial stability. You don't want to invest in a project that might get stalled midway.

Honestly, Noida is a mixed bag. Good connectivity to Delhi, but lots of construction and pollution. Choose wisely.

Gaur City is HUGE. It feels like a city within a city. Good for families, but can be overwhelming. And traffic during peak hours is insane.
U11, Gaur City mein sab kuch mil jayega, but quality is average. Don't expect premium finishes. And maintenance charges are high.
