Since selling the old house, I'm looking at Amrapali Eden Park. Their old reputation scares me though. Heard so many horror stories about possession delays. Pride India Regal Residency is another option, but not sure about the construction quality. Anyone faced hidden charges with either? My budget is tight after the resale of existing property, so extra costs are a big no. Matlab, is it worth the risk? What are your experiences?

My advice: avoid both Amrapali and Pride India. Look for smaller, more reliable builders. Or consider resale options in established societies.
I'm thinking of renting for a while longer and waiting for the market to cool down. These prices are insane.

Be careful with Pride India. I heard they're facing some financial issues. Might delay projects even further.

Check amenities completion before booking, I made that mistake with Supertech. Promised swimming pool, club house, everything. 5 years later, only the swimming pool is half-built.
So, basically, Noida mein property lena matlab lottery hai. Either you get lucky, or you get screwed. Good luck, OP!
Don't forget to factor in the registry charges and stamp duty. That can add a significant amount to your overall cost.

Rates are high, but Noida is still a good investment in the long term. The infrastructure is improving, and there's a lot of development happening. But do your research!

Builder ne phir se date extend kar diya lol. Ab toh aadat ho gayi hai. At least they sent a 'sincere apology' email. As if that makes a difference.
Bhai, RERA registration number check karo before you even think about booking. It's the first thing you should do. And read the fine print! Sab kuch likha hota hai wahan.
Exactly! RERA website is your best friend. Search for complaints against the builder too.
RERA is good, but enforcement is still weak. I filed a complaint 2 years ago and still waiting for a resolution. But still, better to be safe than sorry.
True U10, but at least it's *something*. Before RERA, builders used to do whatever they wanted. Now there's at least some accountability.
I bought in Amrapali Dream Valley back in 2014. Promised possession was 2017. Still waiting. Court cases are going on. Lost all my savings. Don't make the same mistake I did.

Sector 75 mein depends on the society and the floor. But generally, around 6500-7500 per sqft. Check Magicbricks and 99acres for recent transactions.
Amrapali Eden Park... bhai, run! Just run! My cousin bought there years ago, still fighting for possession. Pride India, never heard much good about them either. Hidden charges toh pakka milenge, be ready for 'development fees' and 'maintenance deposit' jo kabhi wapas nahi aate.
Totally agree with U1. Amrapali is a big no-no. I'd suggest looking at projects by Godrej or ATS, slightly more expensive but at least you get what you pay for. Peace of mind is worth something, right?
Pride India Regal Residency... Sector 150 mein hai na? I heard their construction quality is okayish, nothing great. But Amrapali is definitely worse. Have you checked out Mahagun Moderne? Thoda purana hai, but resale mein decent deals mil jaate hain.
Mahagun Moderne is good but parking is a nightmare! And the maintenance charges are insane.
Haan, U4 is right about the parking. My friend lives there and he's always complaining. But the location is prime, right next to the metro.
Metro toh ab sab jagah aa gaya hai! Sector 137 mein bhi options dekh lo, connectivity is great now.
Hidden charges are a real pain. Always get everything in writing, even the parking charges. I learned that the hard way. Builder ne bola tha free hai, baad mein bola 'lifetime maintenance' ka charge hai.
