Ready to move is better than under construction, always.

1.2 Cr mein Mahagun Moderne ya Amrapali Eden Park...confused! Moderne is ready, that's a huge plus from my experience. Eden Park is cheaper per sqft *on paper*, but who knows what the final cost will be, right? I've seen so many delays. Also, Moderne's location is better for connectivity, I think. But Eden Park promises more green space. What do you guys think? Is the risk of under-construction worth the slightly lower price?

Which floor are you looking at in Moderne? Corner unit? That can affect the price.

Moderne is a safer bet, but negotiate hard! The market is softening a bit. They might be willing to come down on the price.

Ultimately, it depends on your risk appetite. If you can handle the potential delays and cost overruns, Eden Park *might* be worth it. But personally, I'd go with Moderne.

Check amenities completion in Moderne. I made that mistake in my last purchase - builder promised everything, delivered nothing!

Don't just look at sqft rate, look at the overall cost, including parking, club membership, etc. Builders hide a lot of costs.

Eden Park *on paper* sounds good, but Amrapali is a big NO. My cousin invested in their project near Gaur City...total disaster.

What's the sqft rate you're getting for Eden Park? Sector 150 ka avg rate 7k/sqft hai abhi. Is it significantly lower than that?

Green space is nice, but connectivity is more important, especially in Noida. Traffic can be a nightmare!

I'd lean towards Moderne, but get a thorough home inspection done. Older buildings can have hidden problems.

Moderne is older, right? Check the maintenance charges. They might be higher compared to Eden Park.

Bhai, Amrapali Eden Park... avoid. Just Google 'Amrapali issues'. You'll run a mile.

I bought in Mahagun Moderne 3 years ago. No regrets. Location is fantastic, and the society is well-maintained. Thoda old construction hai, but solid.

Sector 78 is becoming expensive. The new metro line is driving prices up. Good for investment, but maybe not for affordable living.

Totally agree. Under-construction is a gamble. I've been waiting 5 years for my flat in Sector 150. Never again!

Hmm, Eden Park does have more green space, and the price difference *can* be significant. But the risk... That's a tough one. Have you checked the RERA registration number for both projects?

RERA is good, but even with RERA, builders find loopholes. Trust me, I've been there.
