Mahagun Moderne vs Gardenia Grace - which one's better?

Since January I've been shortlisting flats in Noida, and I'm stuck between Mahagun Moderne and Gardenia Grace. Both are ready to move, which is a big plus for me. Honestly, I'm confused about the price per sqft. Gardenia Grace seems cheaper on paper, but I heard about hidden charges cropping up later. Is it true? Mahagun Moderne is pricier, but are they more transparent? My budget is around 1.5 Cr, so both fit, but I don't want any nasty surprises. Plus, I'm thinking long-term investment. Which one has better resale value after 5 years, you think? Anyone with experience in either society? Need some guidance, ab samajh nahi aa raha.

I think Mahagun Moderne is the better option for long term. The builder has a better reputation, and the location is more prime. Yes, it's pricier, but you get what you pay for.

Has anyone checked the society maintenance charges for both? Sometimes, seemingly cheaper options can have higher maintenance costs, eating into your savings. That should be factored in.

Maintenance charges are a killer! Especially in societies with lots of amenities. U14 is right, check those carefully. They can really add up over time.

My cousin lives in Gardenia Grace. He says the construction quality is average. There have been some issues with seepage and cracks. But the community is good, and the location is convenient for him.

Don't forget to factor in property tax! Noida's property tax rates are not cheap. Check online calculators to get an estimate for both properties.

U5, Hidden charges are a real problem in Noida. Always get everything in writing. Verbal commitments mean nothing here.

I invested in Mahagun Moderne 7 years ago. Resale value has definitely gone up, but not as much as I expected. The market is a bit slow these days. Still, better than keeping the money in the bank, I guess.

Check the RERA registration numbers for both projects. See if there are any complaints registered against the builders. That's a good way to gauge their credibility. RERA website pe sab details mil jayenge.

Bhai, resale value is a gamble. No one can predict the future. Focus on the quality of life and the amenities. Which society has better parks, swimming pool, gym, etc.? That's what matters in the long run.

U11 is right. Amenities are important. I visited Gardenia Grace and the swimming pool was under maintenance. Check if everything is actually functional before you commit.

Yaar, 1.5 Cr mein you're looking at good options. Both are decent societies. Investment ke liye, location matters a lot. Consider which one is closer to the metro or upcoming infrastructure projects. That will impact resale value.

I live in Mahagun Moderne. It's definitely on the pricier side, but the construction quality seems better than Gardenia. Amenities are well-maintained too. But yeah, transparency is key. Ask for a detailed cost breakdown before you finalize anything.

Gardenia Grace mein I know someone who bought a flat. He said the initial price was attractive, but then they added charges for power backup, fire safety, and something else. Be very careful!

Mahagun Moderne vs Gardenia Grace? Tough choice, bhai! I've heard similar things about hidden charges in Gardenia. Maybe visit both sites again and directly ask about all costs, including parking, clubhouse, etc. Don't just rely on the initial quote.
