Amrapali Eden Park vs Pride Regal: Sahi choice kya hai?

Honestly, Amrapali Group, even with Eden Park, worries me. I know they had issues in the past. Pride Group's Regal Residency looks decent, but what about hidden charges at possession? I work in real estate, so I know the super area vs carpet area game. Has anyone faced unexpected PLC or EDC costs with Pride? And what's their customer support like after booking? I'm confused. Koi batao yaar?

Personally, I'd avoid both. Amrapali is a disaster, and Pride is relatively unknown. There are better options in Noida Extension.

Check out Godrej properties in Sector 150. Little more expensive, but much more reliable.

Investment perspective se, Sector 150 is good for long-term gains. But if you need immediate possession, look elsewhere. Too many delays everywhere.

As an NRI, I'd suggest sticking to ready-to-move-in. Less hassle, less risk. Peace of mind is worth the extra cost.

NRI bhai, be very careful. Verify everything yourself. Don't rely on anyone. Hire a local lawyer to do due diligence.

Good idea! Ask about the progress of amenities – swimming pool, clubhouse, etc. They often delay those until the very end.

Yes, amenities dekhna important hai. Otherwise, you end up paying for something that doesn't exist!

Don't just focus on the builder's name. Visit the site. Talk to existing residents (if any). See the construction quality yourself. That's what I did before buying in Gaur City.

Super area vs carpet area mein toh sab loot te hain. Make sure you get it clearly defined in the agreement. Don't trust what they say verbally. Sab jhoot bolte hain yeh builders.

Totally agree yaar. The 'super area' game is a scam. Negotiate hard on the carpet area price. That's what matters.

Carpet area is king! Demand a carpet area certificate from the builder. It's your right under RERA.

Even with RERA, they try to trick you. Read the fine print! Lawyers are expensive, but worth it.

RERA registration number for Pride Regal: UPRERAPRJ7764. Check the details yourself on the UP RERA website. Don't just trust what anyone says here.

Pride Regal ka basic rate kya chal raha hai? Sector 150 mein avg rate 7k per sqft toh hoga abhi.

I live near Sector 150. Connectivity is good, but it's still a bit isolated. Metro connectivity is still a bit far. Think long-term before investing.

Mere friend ne Amrapali mein phase 1 mein invest kiya tha. He's still fighting for possession. Paisa barbaad. Avoid Amrapali like the plague.

Bhai, Amrapali toh naam hi kaafi hai darrane ke liye. Eden Park bhi unka hai? I wouldn't touch it with a ten-foot pole. Pride Regal, never heard of it. Checking RERA now...

Agree with U1! Amrapali is a big no-no. So many pending cases. Pride Regal, I think it's in Sector 150? Location is good, but builder reputation is key. Anyone has first-hand experience?

Sector 150 is definitely developing fast, especially with the new Jewar airport coming up. But yeah, builder reputation is paramount. @U1 RERA number mil jaaye toh share karna!

I booked a flat in Pride Regal 2 years ago. They promised possession by Dec 2023, now they're saying June 2024. Hidden charges toh nahi bataye the, but I'm worried now. PLC/EDC ka kya scene hai, anyone knows?

Haan exactly, Noida mein yahi problem hai. Builders promise the moon and deliver nothing. RERA mein complaint karo agar zyada delay ho raha hai.

U4, did you get any discount during booking? Sometimes they compensate for potential EDC increases with an upfront discount. Worth checking!

June 2024 bhi mil jaaye toh badi baat hai! Always factor in delays, especially in Noida. Check your agreement carefully for PLC/EDC clauses. They usually sneak them in.
