Amrapali ka toh track record sabko pata hai, right? Delayed projects galore! Pride Group, on the other hand, claims timely delivery for Regal Residency. But is it just marketing? Has anyone actually taken possession there? Construction quality kaisi hai, matlab koi hidden charges toh nahi nikale? Need real experiences, please!

Ultimately, it's your money. Do your due diligence, visit the site, talk to residents, and don't rush into a decision.
So, what's the verdict? Any update on Regal Residency? Did anyone actually visit the site and get some concrete info?
Last thing I heard, Pride India was offering some discounts for early bookings. But be wary of these 'too good to be true' offers.
Check amenities completion before booking, I made that mistake with another builder. Clubhouse, swimming pool... kuch bhi complete nahi tha possession ke time.
Don't just rely on marketing. Visit the site multiple times at different times of the day. Talk to the security guards, they know a lot!
Regal Residency ka layout plans dekhe kya kisi ne? I found the rooms to be a bit small compared to other projects in the area.
Remember that Noida Authority land allotment issues can also delay projects. Check the builder's land title carefully.
Pride India is relatively new in Noida market. They have delivered projects in other cities, but Noida is different. Be cautious.
Sector 150 ka avg rate 7k/sqft hai abhi. Regal Residency is offering slightly lower, but make sure you factor in all the extra costs.

Bhai, property rates toh skyrocket ho rahe hain. It's getting harder and harder for first-time buyers. EMI ka pressure alag se!
My advice: Stick to established builders with a proven track record. Thoda zyada pay karna pade toh bhi theek hai, but peace of mind is important.
Guys, RERA registration number check karo. Everything is online now. That will give you some idea about the project status.
Good point, U12. RERA number se pata chalega ki kitne cases pending hain against the builder.
RERA is good, but it's not a guarantee. Builders still find loopholes. Lawyer se consult karna is always a good idea.
I invested in Amrapali Sapphire two years ago. Abhi tak possession nahi mila. I am so frustrated! Paisa bhi doob gaya, ghar bhi nahi mila.
U15, that's terrible! Have you tried filing a complaint with RERA or consumer court?
U15, I feel your pain. Many people are in the same boat with Amrapali. Hope you get some resolution soon.
Mera ek dost Pride India mein book kar raha tha last year. He backed out because of some issues with the payment plan. Said it was not transparent.
Amrapali ka toh naam sunte hi darr lagta hai. Supreme Court ne bhi kya haal kar diya tha. Never again!

Totally agree with U1. Amrapali is a big NO. Regal Residency...kinda skeptical. Show flat toh achha dikhate hai, but real construction quality? That's the question.
I am also confused between these two. Anyone has first hand experience with Regal Residency? I am planning to buy in 3BHK. What's the going rate per sqft?
Rate toh theek hai, but hidden charges ka kya scene hai? Parking, club membership...sab milake kitna padega?
U3, last I checked, it was around 6800-7200 per sqft depending on the floor and facing. But negotiate hard! They will try to push for more.
U3, 3BHK mein you should also look at Godrej Woods. Sector 43. Thoda premium hai, but worth it imo.
