Already have a 2BHK, thinking of upgrading. Gardenia Grace looks nice, but the price jump is crazy! Is it worth paying almost double compared to ACC Homes? ACC homes mein toh EMI bhi kam hogi. I'm more concerned about resale value in 5 years. Gardenia Grace is posh, but ACC Homes seems more practical. Which one offers better appreciation, considering the location and builder reputation? Honestly not sure which way to go. Koi idea hai?

So, what did you decide? Gardenia Grace or ACC Homes?
One more thing, check the parking situation in both societies. Parking is a major issue in Noida.
I think Gardenia Grace will give you better resale value in 5 years. But ACC Homes is a good option if you're on a budget. It all depends on your priorities.
Honestly, both are decent options. But with the rising property rates in Noida, you might want to consider investing in a plot of land instead.
Did you check the maintenance charges for both societies? Gardenia Grace will definitely be higher. That's another factor to consider.
Haan exactly, maintenance charges can be a killer! Especially in posh societies.
Don't just trust the builder's words. Go and visit the site yourself. Talk to the residents who are already living there. Get their feedback.
ACC Homes mein EMI kam hogi, that's a big advantage, especially with interest rates going up. Think long-term.
Ek baar dono projects ke RERA registration numbers check karo. You can find all the details online. That will give you a better idea of their progress and compliance.
Mera bhi same experience tha 2 years ago. I was choosing between two projects in Sector 78. I went with the more expensive one, and I don't regret it. Quality matters!
Be careful with ACC Homes. I've heard stories about delayed possessions and poor construction quality. Do your research!
Sector 75 is becoming a concrete jungle. If you're looking for peace and quiet, this is not the place. Consider Sector 143 or 150.
Gardenia Grace is definitely more 'posh' as you said. But is it worth the extra money? That depends on your lifestyle and priorities. If you value a premium address and amenities, go for Gardenia. Otherwise, ACC Homes is a solid option.
Sector 75 is getting crowded, regardless. I'm actually looking at Sector 150 now. Better infrastructure and more green space.
Don't just look at the price. Check the amenities completion status. Builders promise everything, but deliver nothing. I made that mistake in my first purchase.
Resale value depends on so many things - market conditions, location development, builder reputation, construction quality... Gardenia Grace might appreciate more, but ACC Homes is a safer bet, I think.
Personally, I'd go for Gardenia Grace if I could afford it. The location is prime, and the builder has a better track record than ACC Homes. But that's just my opinion.
ACC Homes is more practical, true. Location-wise, both are decent. Gardenia Grace is closer to the expressway, right? But check the construction quality of both. That matters a lot for resale.
Double price? Are you sure about that? I thought Gardenia Grace was only about 30-40% more expensive. Which configuration are you looking at?
Exactly! The price difference shouldn't be double. Maybe you're comparing apples and oranges? Check the super area and carpet area properly.
U3, U4 are right. Double toh nahi hona chahiye. Maybe you're looking at a bigger unit in Gardenia? Double check karo.
I bought in ACC Homes Phase 2 last year. Possession mila kya? Still waiting... Builder is saying next quarter.
U6, which tower are you in? I'm in Tower C, and they're saying December. But I'm not holding my breath.
ACC Homes possession is a nightmare! My friend booked in 2018, still waiting! RERA mein complaint daalo.
Bhai, Gardenia Grace definitely has a better brand value. But double the price? That's a tough one. Resale mein toh Gardenia should give you better returns, but ACC Homes might be easier to rent out agar beech mein zarurat padi toh.
