Mahagun Moderne vs Stellar One: which is better?

Kids have moved out, and selling the big house. Looking at Mahagun Moderne and Stellar One in Noida. Moderne is ready to move, which is a big plus. Don't want construction headaches at this age. But Stellar One looks fancy, and the prices, while higher, seem negotiable. Is the extra cost worth it for the amenities? Heard maintenance in Moderne is quite high too. Anyone have experience with either society's RWA? Which one has a better resale value?

One thing to consider is the community vibe. Moderne is older, so the community is more established. Stellar One might still be developing that.

Another thing: check the builder-buyer agreement carefully. Make sure there are clear clauses about delays and compensation.

Have you considered the floor you're getting? Lower floors in Moderne might be noisy. Stellar One, being newer, probably has better soundproofing.

Modern amenities are great, but think about how often you'll actually use them. Gym jaoge regularly? Swimming pool mein har weekend? Be realistic.

Stellar One has better connectivity with the Noida-Greater Noida Expressway. Moderne is closer to the Delhi border though. Depends on your commute needs.

RERA registration number check karo dono projects ka. See if there are any pending complaints against the builders. That's a must!

Personally, I'd prefer ready possession any day. Construction delays are a nightmare, especially at your age. Moderne seems like the safer bet.

Don't just look at the amenities. Dekho maintenance kitna hai. Stellar One mein fancy amenities hain, but maintenance will be sky high.

Mera bhi same dilemma tha 2 saal pehle. I chose a different society altogether in Sector 75. Ab regret hota hai, metro station toh dur hai.

Last I checked, they were quoting around 8500-9000 per sq ft, but this was a few months ago. Market is crazy right now, prices are going up.

Mahagun Moderne vs Stellar One... tough choice! Moderne is definitely easier with ready possession, but Stellar One ka look toh kamaal hai. Amenities mein bhi kaafi difference hai. I think it depends on how much you value peace of mind vs. luxury.

Maintenance charges are a big factor. Moderne mein suna hai bahut zyada hai. Check that properly before deciding. Also, resale value depends on so many things, location, floor, facing...

Sector 78 is good, but Stellar One is in Sector 62. Both are prime locations, but Sector 62 has better connectivity to Delhi and Ghaziabad.
