I work in real estate but buying for myself is different, right? Looking at Amrapali Eden Park and Pride India Regal Residency. Off the record, heard Amrapali's construction quality has been iffy after possession. Plaster cracks, seepage issues - anyone else seen this firsthand? Frankly, I know what builders don't tell you about hidden charges. PLC, EDC, IDC...it all adds up. Pride Group's brochures look great, but what's the real carpet area vs super area? I hear they play games with that. Honestly not sure which is a better bet for resale value down the line. Anyone have experience with either? What did you wish you knew before buying? Should I just keep renting? I'm so frustrated!

Ultimately, it depends on your risk appetite. Amrapali is cheaper but riskier. Pride is more expensive but supposedly more reliable (though still check everything!).
So, OP, what did you decide? Did you go with either project?
Construction quality is a gamble these days. Even reputed builders cut corners. Get a professional inspection done after possession.
My advice: Visit both sites multiple times at different times of day. Talk to residents if possible. Don't rely on brochures or sales talk.
Be careful - Pride Group has 3 other delayed projects in Noida. Google them!
I agree with U19. Independent inspection is a must. Worth the money.
I wish I had checked the amenities completion status before booking. Builder ne phir se date extend kar diya lol.
Check RERA registration number of both projects. See if there are any complaints registered against the builder.

Sector 150 ka avg rate 7k/sqft hai abhi. Rising rates, good time to invest if you have the money.
I bought in Sector 75 three years ago. Same dilemma. Ended up going with a smaller builder with a good reputation over a big brand with delays. No regrets so far.

Sector 75 is good, but connectivity could be better. Metro line ka kya progress hai?
Pride Group brochures are misleading AF. Unhone toh kaha tha swimming pool ready hai, lekin abhi tak sirf foundation hi hai!
Hidden charges are the worst! Always get a detailed cost breakdown before booking. I learned that the hard way.
Totally agree with U1. Pride India ka super area dekh ke mat jaao. They add balcony, walls, sab kuch! Calculate the usable space properly.
Amrapali Eden Park... avoid like the plague. Mera ek dost phas gaya hai wahan. Possession mila kya?
U3, Possession toh mil gaya, but finishing itni kharab hai ki kya bataun. Bathroom tiles cracked, paint peeling.
U3, My cousin got possession in Tower A. Took them almost 5 years after promised date.
Don't just look at resale value. Think about your needs. Do you need a bigger space? Are you tired of paying rent? Resale is secondary.
PLC, EDC, IDC... yeh sab chor hain! Builders loot rahe hain. RERA mein complaint daalo!
Bhai, even as a broker, you gotta do your homework! Amrapali Eden Park mein toh maine bhi suna hai seepage ka issue. Pride India ka location better hai, but carpet area is a scam everywhere. Keep renting is a valid option till you're 100% sure.
