Selling our big house, Mahagun Moderne looks good, ready to move. Stellar One is far in Noida Extension. Is OC worth the risk for slightly lower price? Kids have moved out, need hospital nearby.

So, what did you decide? Moderne ya Stellar One?
Builder ne phir se date extend kar diya lol. Always happens in Noida!
Check the amenities completion before booking, I made that mistake in my previous apartment.
Personally, I prefer Sector 75 over Noida Extension. Better connectivity and established infrastructure.
Consider the resale value in the future. Moderne will likely have better resale value than Stellar One.
Moderne is a safer bet given your requirements. Peace of mind is priceless.
What's the possession status in Stellar One? Has anyone actually received possession yet?
I heard Stellar One is facing some financial issues. Double-check their solvency before investing.
Mahagun Moderne mein resale options bhi check karo. You might find a good deal there.
Don't forget to factor in stamp duty and registration charges. They can add a significant amount to the overall cost.
Moderne is a decent society. But parking ka issue hai. Make sure you get allocated parking and it's clearly defined.
Haan exactly, Noida mein yahi problem hai. Parking is always a fight!
Check the RERA registration number for both projects. Ensure they are compliant with all regulations.
This is the most important thing! RERA se pata chalega builder ka track record.
Rates are rising everywhere. Interest rates are also going up. If you like Moderne, don't delay too much. You might miss out.
True. We've seen a jump in prices in the last few months. Market is crazy right now.
Which floor are you looking at in Moderne? Higher floors have better views but can get hot in the summer.
Thinking of a mid-floor, somewhere around the 8th or 9th. Don't want too much sun. Any suggestions?
8th or 9th sounds perfect. Check the sun direction during peak summer months. That's crucial.
Stellar One might seem cheaper now, but factor in the extra travel costs and time. Is it really worth it?
Time is money too! Especially for senior citizens, time saved is invaluable.
Good point. Petrol prices are soaring! That extra commute will add up quickly.
I agree with U1. Noida Extension is a trap for older buyers. It's all promises and dust. Moderne is safer, but double-check the maintenance charges. They can be a killer!
OC is definitely worth the extra cost, especially if you need a hospital nearby. Unapproved projects are a headache. But check the OC carefully, sometimes it's only partial OC.
Haan, partial OC ka scene bahut common hai. Make sure everything is functional before you move in.
Exactly! Builder log chalaak hote hai. OC leke bhi amenities incomplete rehte hai.
Bhai, Stellar One ka location is still developing. Connectivity ka issue hai. Moderne is much better in that regard. Metro bhi paas hai.
We bought in Noida Extension 5 years ago thinking rates will skyrocket. Abhi tak stuck hai. Infrastructure is still lacking. I would advise against it for older folks.
True that! Noida Extension sirf young couples ke liye hai jinko sasti property chahiye. Seniors ke liye nahi.
But the new metro line is supposed to improve things, right? Anyone has updates on that?
Mera bhi same experience tha 2 years ago. Promised land dikhate hai, reality kuch aur hoti hai.
Mahagun Moderne is a good choice, peacefully mil jaega. Stellar One is tempting price-wise but Noida Extension is still a bit chaotic. OC is a big plus, especially with your needs. Hospital proximity is key at this age. Have you considered Sector 44?
