Noida mein flat lena hai, Pride Group ya Amrapali? Confused!

Okay I'll be honest — I'm totally confused between Pride Group and Amrapali for my flat. Pride India Regal Residency mein rate thoda kam hai, but I've heard mixed reviews about their on-time delivery. Amrapali Eden Park is slightly more expensive, but people say construction quality is better. My main concern is getting hit with hidden charges at possession. Kisi ko recent experience hai? I'm also worried about resale value in 5-7 years. Should I prioritize lower price or better build quality and potentially better ROI? What does the community think? Which one would you pick and why?

Current market conditions are tough. Interest rates are high, property prices are up. Think long-term before investing.

Better build quality and potentially better ROI is always the way to go. Lower price might seem attractive now, but it could cost you more in the long run. Think about maintenance, repairs, etc.

Did you check the carpet area vs super area? Builders often inflate the super area to charge more. Be smart!

So, OP, what did you decide? Pride or Amrapali? Or did you find something else? Update us!

What's your budget? Maybe we can suggest some alternatives. There are some good projects coming up in Sector 143, near the new metro line.

Haan, budget batao. Sector 143 is a good option, but rates are rising fast.

Metro connectivity is a game-changer! Definitely consider areas near metro stations. Resale value will be much better.

I heard Pride Group has some issues with land approvals in some of their projects. Verify that before investing. Land title clear hona chahiye!

Don't forget to factor in stamp duty and registration charges! It's a significant cost. UP mein rates are pretty high.

Haan yaar, stamp duty toh loot hai! But you can't avoid it.

My uncle bought in Amrapali Eden Park. He's been fighting for possession for years. Don't make the same mistake. Stay away!

Don't just rely on what people say. Visit the sites yourself. Talk to existing residents (if any). Check the builder's track record on RERA website.

Amrapali is a NO-GO! Please avoid! You will regret it. I know people who are still fighting for possession after 10 years.

Agar investment horizon 5-7 years hai, then resale value is crucial. Check the historical price appreciation in that micro-market. PropTiger and Magicbricks have data.

Construction quality is paramount! Don't compromise on that. Lower price means they're cutting corners somewhere. Earthquake resistance, waterproofing... these things matter.

Amrapali Eden Park is in Sector 75, right? Location is good, but the builder... I wouldn't risk it. Sector 150 mein better options hai, slightly more expensive though.

ROI ke liye dekh rahe ho toh location matters a lot. Check connectivity, upcoming infrastructure projects nearby. Noida-Greater Noida Expressway is a big plus.

Hidden charges are a pain! I got hit with parking charges, club membership fees, and even something called 'external development charges' at possession. Negotiate everything upfront!

Pride India Regal Residency... Isn't that the one near FNG Expressway? Road connectivity is good, but the area is still developing. Resale value might take time to appreciate.

Bhai, Pride Group ka naam suna toh hai, but Amrapali... well, you know the story. I'd be very cautious. Hidden charges toh har jagah ka scene hai, unfortunately. Check the fine print VERY carefully.

H
Harinder Sodhi30 Mar

Exactly! Amrapali? Are you sure? Even with the SC intervention and all, I'd be wary. Pride, at least, is still operating. But yeah, delayed projects are a concern. What's the sqft rate they're quoting?

R
Rajan Thakur30 Mar

Rate kam hai toh kuch toh reason hoga na? Investigate why! Don't just jump at a lower price. Have you visited both sites? Actual construction quality dekho.

I bought in Pride India Regal Residency 2 years ago. Still waiting for possession! They keep pushing the date. I'm so frustrated. Litigation ka option dekh raha hu.

U4, bhai, RERA complaint is a must. At least it puts pressure on them. Did you check their RERA registration number before booking?

j
jyoti.patel_delhi30 Mar

Oh no! That's terrible! Which tower are you in? Mera bhi same experience tha with another builder in Sector 75. RERA mein complaint file karo.

U4, RERA mein complaint file karne se kuch hua kya? I'm also facing delays.
