Golden Nest 2 or Paramount Floraville: which makes sense?

Okay I'll be honest — I'm totally confused between Golden Nest 2 and Paramount Floraville in Noida. Golden Nest 2 is ready to move and cheaper, but Paramount Floraville looks much better. My parents keep saying ready to move is safer, no tension of delay. But is it worth paying almost 4x for Paramount Floraville? I'm thinking about resale value too. Which one has better appreciation potential in, say, 5 years? Also, carpet area efficiency kitna hai dono mein? I had no idea buying a home would be so difficult. Any advice from people who've invested in either? Honestly, ab samajh nahi aa raha. Should I visit both projects again?
