Finally buying, but confused about Noida options!

I work in real estate, so I know the super area vs carpet area games. Golden Nest 2 is cheap, but is it *really* worth it? Vihaan 107 seems better built, but the price jump is significant. Honestly not sure about the resale market for either. Which has better appreciation potential in Noida, off the record? Anyone seen the actual possession quality in Vihaan 107 vs Golden Nest 2? What do you all think?

Ultimately, it depends on your budget and risk appetite. Do your research, visit both sites, and talk to existing residents before making a decision.

Don't just look at the price per sq ft. Check the actual carpet area. Builders are notorious for inflating the super area. Golden Nest 2 might seem cheaper, but the usable space might be significantly less.

One thing I've learned: Never trust a builder's promises. Get everything in writing, and don't believe anything they say verbally. Mera bhi same experience tha 2 years ago...

So, what's the final verdict? Which one are you leaning towards now, OP?

Bhai, I'd say Vihaan 107 is the safer bet, even with the higher price. Peace of mind is worth something, right?

Golden Nest 2 ka builder ka track record dekh lo pehle. They have a history of delayed projects and quality issues. Be warned!

Kya rate chal raha hai Vihaan 107 mein right now? Anyone have recent quotes?

U18, Last I checked, it was around 7500-8000 per sq ft, depending on the floor and facing.

U18, Negotiate hard! Builders are always willing to give discounts, especially if you're paying in cash.

I live in Sector 75, nearby to both projects. Honestly, the infrastructure around Vihaan 107 is much better. That's a big plus in the long run.

Sector 150 is booming right now. The new metro line is a game changer. Have you considered properties there? Appreciation potential is high.

My friend bought in Golden Nest 2. He regrets it. The finishing is terrible, and the amenities are still not fully functional even after a year. Avoid it, honestly.

Vihaan 107, possession mila kya kisi ko? That's the real question. Show me someone who's actually living there, then I'll believe it's worth the money.

I'm a first-time buyer and completely lost. Everyone's saying something different! Is it even a good time to buy with interest rates so high?

U12, Agree with U15. Renting is better than buying a bad deal. Research well before investing.

U12, it's a tough call. Rates are high, but property prices are also rising. It depends on your personal situation and how long you plan to stay in the property.

U12, I bought my first flat during the 2008 recession. Best decision ever! Sometimes, the best time to buy is when everyone else is scared.

U12, consider renting for another year and see how the market behaves. No need to rush into a big decision.

U3, delayed projects are Noida's specialty! Check the RERA registration number and see if they've updated the timelines. That's your best bet for official info.

R

U4, RERA bhi kya karega? Builders toh apni marzi karte hain. I checked RERA for my project and it's been extended twice already! Frustrating!

N
Neha Khan31 Mar

U5, exactly! RERA is just a formality. They fine the builders peanuts and we're stuck waiting. I'm seriously considering legal action.

U3, I'm also invested in Vihaan 107. Which tower are you in? I heard Tower C is slightly ahead in construction.

Golden Nest 2 might be cheap now, but think about maintenance costs later. Substandard materials mean higher maintenance bills. Vihaan 107 is probably a better long-term investment, even with the higher initial cost.

S

Golden Nest 2 is cheap for a reason, bhai. Heard the construction quality is questionable. Vihaan 107 is definitely better, but that price... hmm. Good question though, I'm also looking in Noida.

Yaar, resale value is a big headache in Noida. So many projects, so little demand. Be very careful.

I invested in Vihaan 107 a year ago. They promised possession by Dec '24, but abhi tak toh kuch khaas progress nahi dikh raha. Anyone else facing delays?
