I work in real estate, so I know the super area vs carpet area games. Golden Nest 2 is cheap, but is it *really* worth it? Vihaan 107 seems better built, but the price jump is significant. Honestly not sure about the resale market for either. Which has better appreciation potential in Noida, off the record? Anyone seen the actual possession quality in Vihaan 107 vs Golden Nest 2? What do you all think?

Don't just look at the price per sq ft. Check the actual carpet area. Builders are notorious for inflating the super area. Golden Nest 2 might seem cheaper, but the usable space might be significantly less.
One thing I've learned: Never trust a builder's promises. Get everything in writing, and don't believe anything they say verbally. Mera bhi same experience tha 2 years ago...
